Revise asphalt pavement typical sections to include geogrid or stabilized subgrade under the granular base course, as required bt UDO Section 8.620.
Corrective Action Required
01/21/2020

The estimate needs to have a quantity, unit price, and extension for each item. Each item should be for the complete item. For example, the storm sewer 15” HDPE unit price should include all of the cost for material and installation.
Corrective Action Required
01/21/2020

The granular base course and geogrid extend 1’ beyond the back of the curb & gutter, so please verify the estimated quantities for these items match and that they are more than the total pavement quantities.

Sheet C4.0: Temporary curb may be either concrete or asphalt. Include a detail for whichever option is shown.

Sheet C6.1: • Backfill for storm sewer pipe is typically granular around the pipe with compacted soil the rest of the backfill. If this is preferred to flowable fill, which is typical, there is no need to label as anything specific. Or, if desired, the label could just refer to Section 2104 of the Design and Construction Manual. • Reverse the flowline information for Structure 1 on each profile. The flowline in should be on the upstream side of the structure and the flowline out on the downstream side. • Clarify structure sizes. The grate inlets and curb inlet are labeled as 48” in the Profile views. Are these structures square, 48” x 48” (4’ x 4’)?

Sheet C8.0: • UDO Section 8.620 requires either 6” granular base course with geogrid OR 6” granular base course with 6” stabilized subgrade. Please revise the “Prepared Subgrade” portion of the detail to meet the UDO requirement. • The pavement sections required by the UDO may only be altered if a modification is requested of and approved by the City Engineer. If a modification is requested, it will require a site specific geotechnical report which directly compares the proposed section to the City’s required section to show that it meets or exceeds the City’s section. If no modicication is requested, please delete the note shown on each detail referencing the geotechnical report.
Corrective Action Required
11/05/2019

Sheet C8.2: • There is an AutoCAD SHX text box shown in the Curb & Gutter detail. Please revise to eliminate. • How will the grate inlets be constructed? Typically the City’s field inlet detail is used with the top modified to show the grate.

Sheet C6.0: • Keyed Note 25 says “Not Used” but is included in the Plan view. Please reconcile. • Key Note 5 shows the domestic water service line connection at the existing gate valve. Service shall be connected with a corporation stop for this size pipe. Revise accordingly. • Include pipe material and length for both water and sanitary sewer service lines. • Include referenced Sheet C6.1 is subsequent submittals. • Clarify how Structure 1 will be constructed. Is it to be a doghouse manhole? • Label structure sizes on either this sheet or C6.1.

Sheet C6.1: • The drop thru structure 3 does not meet the minimum requirement of Design and Construction Manual Section 5604.5. Please revise accordingly. • Include roof drain flowline information at structure 3. Verify that the 2 pipes shown entering the same wall of the structure will have adequate separation between them. • Revise backfill label to meet the requirements of Design and Construction Manual Section 2100. • Include stationing in the storm sewer profiles.

C.33 Signs. It appears you are proposing five signs for this business. The UDO only allows three wall signs by right. D1. Elevations. The building elevations that you provided shows wood paneling and siding. Is this wood a "true" wood or a wood "composite"? Please label and describe the material on the plans. Staff does not have the administrative authority to approve true wood, but can administratively approve a wood composite. If you request to use true wood on the building exterior, then this will require an approval via the preliminary development plan public hearing process in front of the both the Planning Commission and City Council under separate application. If the material is a wood composite, then a manufacturer specifications is required to be submitted for our review.
