The Engineer’s Estimate of Probable Construction Costs has been accepted for this project, and the Engineering Plan Review and Inspection Fee (which is calculated as 3% of the total infrastructure cost plus a water test inspection fee(s)), right of way fee, and the water tap and meter setup fee have been included. These must be paid prior to the issuance of an infrastructure permit and/or the final processing of a building permit. $4,992.46

All issues pertaining to life safety and property protection from the hazards of fire, explosion or dangerous conditions in new and existing buildings, structures and premises, and to the safety to fire fighters and emergency responders during emergency operations, shall be in accordance with the 2018 International Fire Code.

IFC 903.3.7 - Fire department connections. The location of fire department connections shall be approved by the fire code official. Connections shall be a 4 inch Storz type fitting and located within 100 feet of a fire hydrant, or as approved by the code official. Maintain access to FDC.

The number of copies is not sufficient for final distribution. Engineering appears to have only received one (1) incomplete set (perhaps these were insertion sheets?). Please contact the City concerning the number of plan sets that are required prior to final approval.

DE Future Repair Work

Please be aware that any future repair work to public infrastructure (e.g., water main repair, sanitary sewer repair, storm sewer repair, etc.) within public easements will not necessarily include the repair of pavement, curbing, landscaping, or other private improvements which are located within the easement.

DE C&O #12 Cut & Fill

Any cut and / or fill operations, which cause public infrastructure to exceed the maximum / minimum depths of cover shall be mitigated by relocating the infrastructure vertically and / or horizontally to meet the specifications contained within the City’s Design and Construction Manual.

Curb Islands - We understand the need for easier flow. However, it is a requirement within our UDO that the end of each parking bay have curbed islands when adjacent to a travel aisle or driveway. One option we can give you that will allow an easy flow to meet your needs, and will meet the requirements of our UDO, is to install islands with a mountable curb. If you still wish to have no curb and only striped areas, then you will need to get Planning Commission and City Council approval through a preliminary development plan public hearing process in order to request a UDO modification. This process typically takes approximately 3 months and has a $2,130 application fee. Additionally, there is no guarantee of City Council approval.

Sheet C1.4: Please change note 2 which references the wrong City. This should read "City of Lee's Summit Development Services Department".

Sheet C1.4: Where will the trench drain be directed? It appears to daylight to the north. This would appear to have an adverse impact on the property to the north.

Is there any increase in the amount of impervious area? If so, how much is the increase? Are exceptions warranted to detention based on the Design and Construction Manual?

Trash enclosure-Sheet A1.1 says to reference sheet A4.3 for the design of the new trash enclosure, but sheet A4.3 was not submitted. Please submit the missing sheet. Trash enclosure shall meet the design requiremetns of Section 8.180.G of the UDO.

Lighting plan-will there be new lighting added on to the new construction? If so, please submit the plan along with manufacturing specifications. All lighting must meet the UDO requirements in Article 8.

Floodplain-Please update and cite the most recent floodplain information.

ROW-Please label the ROW width along Independence Avenue.

Sidewalk width-Please label the existing sidewalk width.

Utility easements-Please label all existing utility easements.

Parking-Please update all parking count information.

Oil and gas-Please add a note stating if there are any gas or oil wells present and use and label the MDR website as the source of information.

Airport form 7460-Please submit form 7460 to the FAA and send us a copy of the feedback for the building permit.

Landscaping-currently on the northern limits of the parking, you have the areas at the ends of the parking bays striped. Please modify this so that the two corners have curbed landscape islands, as required under Section 8.810.B.

Do these changes/improvements impact truck (semi-tractor trailer and vehicle delivery) circulation on site? So long as truck circulation can be done on-site and shall not require backing from Independence Ave. and loading/unloading activity from Independence Ave. is not allowed; then traffic has no comments on the FDP.
