The grading plan will need to be revised on the above comment. There is insufficient freeboard between the 100 year water surface elevation of 1011.78 and the top of the detention basin berm.

The 15" HDPE called-out on Sheet C.300 for the incoming and outgoing pipe for the detention basin outlet structure does not appear to match the stormwater report dated Jan. 2, 2018. It appears the report describes a 24" pipe.

Parking lot lighting is required for commercial uses or developments providing parking lots accommodating 11 or more parking spaces. The proposed lighting wall packs do not provide adequate lighting levels. The current proposal shows no (0.0 FC) lighting for the parking stalls to the northeast and nearly no (0.1 FC) lighting for the stalls to the southeast. Please update the lighting plan to ensure all parking stalls are covered by the required parking lot lighting. If additional lighting is proposed to meet the UDO requirements please provide details.

Corrective Action Required
All ground mounted equipment shall be totally screened from view by landscaping or masonry wall up to a height of the units to be screened. Please confirm that all landscaping used to screen ground mounted equipment will be a minimum of the height of the units to be screened at the time of planting.
Corrective Action Required
All exterior trash storage containers shall be screened so that they are not visible from off the property. The UDO does not give allowances for trash enclosures to be screened by fences. It requires that each trash enclosure be constructed of masonry walls with a steel gate painted to be compatible with the color of the masonry walls and building it is to serve. Please provide a detailed drawing of the trash enclosure to be used in connection with trash storage containers that complies with the UDO requirements.
Corrective Action Required
A note on sheet C.100 references trash enclosure details on sheet C.101. However there are no trash enclosure details on this sheet. Please revise the plans to reflect the correct information.
Corrective Action Required
A note on page L1.0 references additional landscaping associated with Hamblin Rd on sheet AS1.0 but sheet AS1.0 was not provided with this submittal. The submitted landscaping plans are incomplete and do not show the site as a whole. As such I am unable to provide comments on the proposed landscaping. Please provide landscaping plans in accordance with the UDO.

CG-1 concrete curbing is required around all parking areas and access drives in office, commercial and industrial districts. Please extend the curbing on the drives on the north and south sides of the building so that it wraps back to the building and clearly delineates the landscape area.
Corrective Action Required
On sheet C.100 please update the labels “End New CG-1 Curb” to accurately reflect the required limits of the new curbing.

Corrective Action Required
The new sanitary sewer line will be considered public from the existing manhole (#47-116), to the new manhole on the west side of Hamblen Rd. This appears to conflict with notes on the sanitary sewer plans indicating this will be considered "public" at a future date.
Corrective Action Required
Please label the existing manhole on the east side of Hamblen Rd. as #47-116.
Corrective Action Required
Please label SE Kingspoint Dr.

The private sanitary sewer should be shown as connecting to the public sanitary sewer line at a wye connection, rather than a direct-connection to the new manhole.
Corrective Action Required
The water line linework on Sheet C.100 is confusing. Please clean-up the linework to show that the domestic line will be connected prior to the gate valve to be installed prior to the backflow valve. As shown on Sheet C.100, it appears the domestic line is connected to the backflow assembly.
Corrective Action Required
Sheet C.100: Please call-out the concrete driveway as being constructed with 8" KCMMB concrete.
Corrective Action Required
Sheet C.300: What is the thickness of the rip rap at all locations where rip rap is shown?

Corrective Action Required
All Storm Line Profile Views: Please show the hydraulic grade line for the design storm.
Corrective Action Required

Corrective Action Required
Sheet C.500: Please show the domestic water line being connected prior to the gate valve (i.e., the gate valve prior to the backflow vault).
Corrective Action Required
Sheet C.100 and Sheet C.500: The water meter sizes do not match. See previous comment concerning the discrepancy in the domestic water line sizes. Please reconcile.
Corrective Action Required
Please show how the backflow vault sump will be drained. Will it daylight, or will a gravel sump be created beneath the concrete sump?
Corrective Action Required
Sheet C.601: A blank lid is required for private storm structures. Please revise.
Corrective Action Required
Sheet C.602: ADA-accessible ramp details are provided, but it does not appear there is sidewalk being constructed. Please be aware these details are for ADA-accessible ramps within the right of way.
