Please label the existing sanitary manhole with the City manhole number 30-051.

Please gray out the existing sanitary sewer line north of the existing manhole described above (i.e., to make it appear as an existing feature).

Please show the flowline "out" on the existing manhole described above. It is impossible to determine if the drop across the manhole is at least 0.5 feet.

The sanitary sewer is shown with absolute minimum slope. It is recommended that the slope be increased slightly to account for tolerance during construction. The City shall not accept any construction of the sanitary sewer less than 0.60% slope.

Please label the utility easement on the easement document exhibit as "existing U/E". After this change has been made, please execute and record the document, and provide the City with a document number for verification on the Jackson County website, or provide a recorded copy of the easement. Final approval of these plans is contingenet upon the execution and recording of this document.

Service lines for the sanitary sewer are shown without a direct path to the sanitary sewer line. The Design and Construction Manual requires that all private sanitary sewer laterals be installed with the shortest route possible. Please be aware that the City no longer requires the wye to be placed outside the paved area. It appears this older requirement was trying to be met, hence the bends in the private sanitary sewer laterals.

Please show the limits of backfill to be performed where fill is being placed in relation to the water line. The City now requires all plans to include the limits of backfill and sufficient notes to be shown on the profile view of the water line, to ensure that the contractor knows that backfill will be provided to a plane that is 18 inches to the proposed grade of the water line, compacted according to City standards, and then the backfill will be trenched and the water line installed.

Easement language and exhibits appear acceptable. Please execute and record, and provide the City with verification that the documents have been recorded. This will be required prior to approval of the plans.

The exact location of sanitary sewer wyes and laterals must be shown on the public infrastructure plans. Although shown on the Final Development Plan, as-built Record Drawings will not be submitted for this, but rather, for the public infrastructure improvements. This is the reason they need to be shown on the public infrastructure plans.

The locations of the sanitary sewer wyes and laterals may be shown on the plan view, or a table or both.

Sanitary sewer should be placed down the middle of the street, rather than the side of the street. This is a recent change to our procedure, and should make the installation of other utilities easier. This will require the revision of the Final Development Plan showing individual wye connections.

Curb ramp design slopes are incorrect. The City of Lee's Summit uses a more stringent set of design criteria, including a maximum 1.5% design cross slope, and a maximum running slope of 7.5%. Please revise.

Please show the hydraulic grade line in the profile view for the public storm line. For this particular street, please be aware that the 10 year event must be contained at or below the crown of the pipe.

Why is the landscape plan shown within the public infrastructure plans? Also, there are trees shown directly on top of the water line. A minimum of five (5) feet distance is required between the outside of the water line, and the outside of the mature tree trunk. There are numerous instances where this rule is violated.

The NO PARKING signs should be revised to R8-3 (symbolic; no text). The location of proposed NO PARKING signs must be dimensioned on the plans. The proposed NO PARKING signs on the north side of the cul-de-sac should be removed as on the south side of the street will be No Parking; except where typical conditions exist where parking is prohibited that are not signed (e.g adjacent to FH, Mailbox, Driveway, etc.).

Add street name signs above the stop sign. Orchard Circle is different than Orchard Street. The name Orchard Circle may need to be revised to Orchard Court since this is a cul-de-sac street and not a circle.
