Corrective Action Required
Additional clarification is needed on total square footage. Total square footage should be to the exterior of the building. When we calculate this we don't consider the IBC method. We are not sure if the IBC method is removing hall ways/storage areas or just exterior walls? It's confusing to have to separate square footage calculations listed on the plans. In addition, the previously approved plans had listed a different total square footage of 5,700 sq.ft., now it's 6,662 or 6,911 depending on which sheet you reference. Also sheet two has the square footage as 16,622 in error. It may be helpful to set up a quick phone call to discuss in more detail.

All RTU's (roof top mounted units), shall be screened from view via parapet.

Corrective Action Required
It was noted on the first sheet the total square footage of the building is 6,911 sq. ft. However the approved final development plan and other sheets in the recent submittal reflect a total building square footage of 5,700. Please clarify. This could require additional parking needs and other considerations.

The car stacking queuing still has not been met. Please refer to the Unified Development Ordinance, Article 8 for requirements. The intent of the ordinance is NOT to have car stacking that meets the minimum requirements blocking drive aisle spaces as shown. It seems the order box could be relocated to allow for four car spacing behind the order box point and four spaces at the pick-up window.

Sheet C3.0:
• Please revise Note 60 to show the connection to the sanitary main as a cut-in wye.
• Please label the hose bib water line size.
• There is an unlabeled line that appears to be a sanitary sewer service line. Please label. The reference line connects just to the left of the Note 60 symbol, heads north then turns east and extends to the building.

Sheet C4.0: Please include notes to show the connections to the existing storm sewer are to be core drilled.

|
Corrective Action Required
Sheet C4.1: At the point where the sidewalk extending from Lot 3 connects to the public sidewalk along Lowenstein Drive, a turning space within the public sidewalk is required. A turning space requires 1.5% slope maximum in any direction. If the public sidewalk at that location does not meet this requirement, it will need to be removed and replaced to bring it into conformance. Please indicate on the plans either (1) the existing sidewalk meets this requirement or (2) show the public sidewalk being removed and replaced. In either option, label the slope and dimension of all sides of the turning space.

Estimate:
• There is an item for 1.5” Water Service Line. Where is this line in the plan set?
• Include items for connection to the sanitary sewer and storm sewer.
• Please ensure that the quantity and unit cost extend to equal the total cost for each item.
• The estimate must be signed/sealed.
