THIS PRELIM REVIEW IS TO DETERMIN HOW THE ALLOWABLE AREAS OF THE STRIP BUILDING AND ANCHORS WILL BE CALCULATED. THE DESIGN PROFESSIONALS HAVE REQUESTED THAT THE PROJECT BE CONSIDERED AN UNCOVERED COVERED MALL. FULLY SPRINKLED COVERED MALLS ARE ALLOWED TO BE OF UNLIMITED AREA WITH A TWO-HOUR SEPARATION BETWEEN THE ANCHORS AND THE REST OF THE MALL AND ONE-HOUR SEPARATIONS BETWEEN THE OTHER TENANTS.
THE ISSUE IS THAT THE ANCHORS ARE TO BE SOLD WHICH CREATES A PROPERTY LINE ISSUE AND WOULD NOT ALLOW FOR THE ANCHOR STORES TO REACH THE ALLOWABLE AREA NEEDED.
