Typically we have seen others incorporate this detail into the typical pavement section view. Currently, the City has no standard detail for this item, so it will need to be created either by a drawing, or a very concise note. The note should say something as follows: "...aggregate layer and geogrid shall extend a minimum of 1 foot beyonod the back of curb" or equivalent language.

MECHANICAL SCREENING. As described on the comment response letter and shown on the landscape plan, the north side of the transformer is proposed to be left open for the intended purpose of maintaining access to the equipment. To comply with City ordinance, ground mounted equipment shall be totally screened from view by landscaping or masonry wall up to a height of the units to be screened. Balancing the requirement for full screening of the transformer at the NE building corner and the need to maintain access to said transformer, additional shrubs shall be planted along the north side of the transformer by coming off the row of shrubs along the east side of the transformer so as to provided an L-shaped row of shrubs that terminates at the NW corner of the transformer. This will provide additional screening along the north (which is oriented and visible from the US 50 Hwy right-of-way) and leave an opening off of the NW corner of the transformer to maintain needed access.

PARKING. 1) The "Parking Required" information included in the Site Data table on Sheet C200 incorrectly lists 126 required parking spaces based on a calculation of 14 spaces per 1,000 sq. ft. of gross floor area. The proposed 8,335 sq. ft. building actually has a calculated minimum parking requirement of 117 spaces. 2) Federal ADA parking space standards require that accessible parking spaces be calculated and provided for each separate parking facility that serves a site, not just that the minimum number of accessible spaces are provided for the combined total of parking spaces serving a site. This means that the separate parking facility composed of the 27 parking spaces across the street to the south on Lot 5A must also provide accessible parking spaces based on the number of parking spaces provided by that facility.
