Corrective Action Required
The existing water main being extended to the north to serve this lot must extend all the way to the south property line of this lot. Relocate the fire hydrant to the end of the extended water main. This extended main will now be public from the connection at Tudor Road to the relocated fire hydrant. A utility easement will be required for this main from the public right-of-way through the fire hydrant. This will be reviewed with the Final Development Plan.
Corrective Action Required
Fire and domestic water lines must each connect separately to the extended main. A water meter will be required within the easement and a backflow prevention device will be required just beyond the easement, per City requirements. The backflow device must be located externally since the building is more than 50 feet from the public main. This will be reviewed with the Final Development Plan.
Corrective Action Required
A minimum 2% slope is required in the bottom of the detention basin. This will be reviewed with the Final Development Plan.

A certified copy shall be submitted to the City for verification.

Corrective Action Required
Private parking lots shall follow Article 12 of the Unified Development Ordinance for pavement thickness and base requirements.
DE C&O #12 Cut & Fill

Corrective Action Required
Storm Water Drainage Report:
• Incude “Preliminary” in the title.
• Include existing and proposed drainage area maps.
• It appears that there is a portion of the site drains to the north in both existing and proposed conditions. Please identify those areas in both existing and proposed drainage area maps.
• The report is missing required elements. I believe you have been provided a list of required elements previously, but if needed can provide it again.
Corrective Action Required
The building stairs encroach on the utility easement, which is not allowed. Please revise.
Corrective Action Required
Sheet 4: The bottom of the detention basin appears to be mostly flat. Please ensure that water is able to get from the inflows to the outflow location without causing standing water.
Corrective Action Required
Sheet 7: Because the water main must be extended thru the adjacent lot to reach this lot, the line between Tudor Road and this relocated fire hydrant will be a public line. Revise the plans accordingly. A public utility easement will be required for this water line.
Corrective Action Required
Sheet 7: Since a public main is provided to this lot, you can bring both fire and domestic water lines off of the same line, rather than having them on separate sides of the lot. Please revise.
Corrective Action Required
Sheet 7: A backflow prevention device is required. Please add to the plans.
Corrective Action Required
Sheet 7: Remove the cleanouts from the sanitary sewer force main. They are not to be used with this type of sewer line.
Corrective Action Required
Sheet 7: Is a 3” sanitary sewer line required? The expected flows would seem to only require a 2” line so sewage does not sit in the line.
Corrective Action Required
Sheet 9: Remove curb details, the City’s standard detail is included on Sheet 12.
