All Engineering Plan Review and Inspection Fees shall be paid prior to approval of the associated engineering plans and prior to the issuance of any site development permits or the start of construction (excluding land disturbance permit).

The Engineer’s Estimate of Probable Construction Costs has been accepted for this project, and the Engineering Plan Review and Inspection Fee (which is calculated as 3% of the total infrastructure cost plus a water test inspection fee(s)), and the water tap and meter setup fee have been included. These must be paid prior to the issuance of an infrastructure permit and/or the final processing of a building permit.

Reconfigure the plan submittals for this project to appropriately divide the public infrastructure and the private infrastructure. Project number PRSUBD20246560 will be utilized for the public improvement plans along Colbern Rd., including the roadway modifications and the signal work. A new project number for a Final Development Plan will be utilized for the private development including the private infrastructure. Please contact the project manager, Dan Fernandez, for details on the creation of a new project number for future submittals.

Right-of-way and utility easements must be modified along Colbern Rd. to accommodate the widening for the turn lanes and the addition of the shared use path. Show and label all right-of-way and utility easements on all plan sets. The submitted plat must be revised to reflect these right-of-way and utility easements modifications, see specific comments from that submittal.

Add the following notes to the cover sheets. - All construction shall follow the City of Lee's Summit Design and Construction Manual as adopted by Ordinance 5813. Where discrepancies exist between these plans and the Design and Construction Manual, the Design and Construction Manual shall prevail. - The contractor shall contact the City’s Development Services Engineering Inspection to schedule a pre-construction meeting with a Field Engineering Inspector prior to any land disturbance work at (816) 969-1200.

Add the following notes to the typical section sheets. - All concrete materials for paving curb and gutter, sidewalks, paths, commercial driveways and other pavements shall conform to the KCMMB specifications. - Compacted aggregate base must extend a minimum of 1 foot beyond the back of curb.
