The relocated pylon/monument sign is shown to be built over an existing electrical line(s). Staff advises the applicant to reach out to Evergy regarding the conflict to determine if the sign needs to be further relocated. If the sign is required to be relocated by Evergy, a revised site plan shall be submitted to City staff to review the following items for compliance: 1) the monument sign does not encroach into the public right-of-way; 2) the monument sign does not encroach into any public utility easement; and 3) the monument sign is not located with 15' from the nearest outer edge of any public water line or any public sanitary sewer line.

BUILDING PERMIT. Because the monument sign exceeds a height of 6', they will each require approval of a building permit in addition to the required sign permit. Building permit submittal and review is done under separate application through the City's portal. MONUMENT SIGN LOCATION. The proposed monument sign is shown to be located within a sanitary sewer easement and built over a 10" sanitary sewer line. City policy prohibits monument signs to be constructed within a sanitary sewer easement. Additionally, structures are required to maintain a minimum 15' separation from the outside edge of a sanitary sewer line. The proposed monument sign shall be relocated outside the easement boundary and shall maintain a minimum 15' of horizontal separation from the outside edge of the adjacent sanitary sewer line.
