DE C&O #01 Eng Plans – FDP/PDP

All required engineering plans and studies, including water lines, sanitary sewers, storm drainage, streets and erosion and sediment control shall be submitted along with the final development plan. All public infrastructure must be substantially complete, prior to the issuance of any certificates of occupancy.

DE C&O #03 Eng & Insp Fees

All Engineering Plan Review and Inspection Fees shall be paid prior to approval of the associated engineering plans and prior to the issuance of any site development permits or the start of construction (excluding land disturbance permit).

DE C&O #11 Pavement Thickness

Private parking lots shall follow Article 8 of the Unified Development Ordinance for pavement thickness and base requirements.

DE Future Repair Work

Please be aware that any future repair work to public infrastructure (e.g., water main repair, sanitary sewer repair, storm sewer repair, etc.) within public easements will not necessarily include the repair of pavement, curbing, landscaping, or other private improvements which are located within the easement.

DE Engineers Estimate

The Engineer’s Estimate of Probable Construction Costs has been accepted for this project, and the Engineering Plan Review and Inspection Fee (which is calculated as 3% of the total infrastructure cost plus a water test inspection fee(s)), and the water tap and meter setup fee have been included. These must be paid prior to the issuance of an infrastructure permit and/or the final processing of a building permit. $601.14

Please make the design notations more clearly visible for the black solid hatch areas of the east intersection.

Add a note to remove and replace the existing curb where the ramp is being removed in the northwest quadrant of the west intersection.

Add a TS (turning space) designation to the north turning space in the southwest quadrant of the west intersection.

Extend plan views to show all tie-in points. Add dimensions of the tie-ins to aid construction in the field.

Add sidewalk geometric information for the southwest quadrant of the west intersection. Add turning space slope and cross slope, with call outs no greater than 1.5%, for the northwest and the northeast quadrant of the east intersection.

Add build information for the black areas between the curb ramps of the east intersection.

Add a note to remove the existing sidewalk/curb ramp in the northwest quadrant of the west intersection. Show removal of the existing curb ramp in the northeast quadrant of the west intersection.

Add the City Standard Detail GEN-3A for sidewalk/ramps.

Typical “asphalt” pavement sections show “concrete” as the pavement material, please revise for clarity.

The Project Manager will facilitate a meeting to discuss ADA sidewalk requirements with City staff.

Add removals and new pavement items to the Engineer’s Estimate.

Add turning areas of appropriate size and acceptable cross slope at all locations that tie into the existing sidewalk. Add slopes and dimensions to the panels before all new pedestrian facilities.

Add an additional ADA turning space for the ramps at the northwest quadrant of the east intersection at the entrance to the roadway. Show the slopes in all turning spaces.

Add an additional ADA turning space in the southeast quadrant of the west intersection where there is just an “L” designation where the sidewalk changes direction.

The detectable warning surface is located too far from the roadway on the ramp in southwest quadrant of the west intersection. Add slopes to this quadrant.

Please make sure all ramps, turning spaces, and sidewalks have slope, cross slope, and dimensioning shown. Verify placement of all detectable warning surfaces.

Verify that the pavement replacement material in the plans and the typical sections agree. Show all existing ramp and sidewalk removals.

Provide Engineer's Estimate of Probable Construction Costs.

Add City Standard Details for curbs, sidewalks, etc. Provide the pavement section and material information on the plans.

Add turning areas of appropriate size and acceptable cross slope at all locations that tie into the existing sidewalk. Revise cross slopes to 1.5% maximum and increase turning areas to a minimum size of 4’x4’. See City Standard Details.

Add geometric design information for all sidewalks, turning areas, and curb ramps. Ensure all design elements meet all ADA requirements.

Show removal of the existing curb ramps that do not fit with the redesign. Show replacement of curb and gutter.

Provide better alignment on the southeast most curb ramp so that the pedestrian turning area is not within the roadway.

Provide Engineer's Estimate of Probable Construction Costs.

Revise design to comply with all ADA sidewalk and curb ramp requirements. Note that turning spaces within the roadway will not be allowed.

Provide better directional movement through crossings. If more guidance is desired, please schedule a meeting to discuss this in further detail.

Provide Engineer's Estimate of Probable Construction Costs.

The conceptual layout of the street crossings is acceptable. A comprehensive review will commence once a complete set of plans is submitted.
