Water modeling by Water Utilities staff shows that a 12 inch water main is required along Shenandoah Dr. This is due to the fire flow requirements for the apartments and the necessity of reducing water velocities to 10 feet per second or less. The 12 inch main shall be installed to the east plat boundary along Shenandoah Dr. Please revise as appropriate.

The private fire line connection is shown connecting to the main at the location where it is not practical to make the connection (i.e., a 90 degree bend). Please revise and show the connection at a point prior to the 90 degree bend.

I have attached a separate sheet showing the location of where we are showing the as-built location of the existing 16 inch main (i.e., not a 12 inch main as shown on the plans). Please revise the plans as appropriate.

The 3 inch sanitary force main is shown on the plans as requested in comment #1 within the previous applicant letter, but there are instances where the force main is shown beneath pavement or at the edge of pavement. This will present a maintenance issue for the utility owner. Please contact the owner of this utility (Lee's Summit R-7 School District) and determine what they require in terms of movement of this line outside of paved areas. It is likely that MoDOT will also have input on this, as the force main appears to be shown beneath the proposed roundabout (separate plans not yet resubmitted). Please coordinate and revise as necessary.

The overview sheet shows the location of the north loop towards Summit Mill subdivision. The City is not reviewing at this time, and will determine the best method of future water main looping at a later date. For purposes of these plans, it may be acceptable to use a lighter lineweight with the words "possible loop location" or equivalent language.

It appears there are several instances where the pipe is shown where the radius of curvature is less than the threshold of approximately 1200 feet radius. Water main is not designed to be deflected within the pipe itself, but rather, only 1 degree per joint is allowed (i.e., within the joint itself, not the pipe wall). This equates to approximately 1200 feet. Please evaluate, and provide the location of all bends, including the magnitude of the bend.

Butterfly valves are specified for the 12 inch line, but this specification has recently changed to allow for gate valves in lieu of butterfly valves. Please revise as appropriate wherever a butterfly valve is specified.
