Please revise the direction of J-hooks to openly curve along with the direction of descending flow (i.e. nearby northern perimeter silt fence and area below).

Is the emergency spillway set at elevation 986.38’ or 983.4’ ? Please revise sediment basin data.

Within the staging chart, please assign a description (or a unique project stage) for the conversion of sediment basin. Applicable notes for the construction of new detention basin/pond need to be provided along.

Is the construction of sediment basin, project stage D, expected to be removed after stage F ? Is the installation of storm sewer, project stage C, expected to take place with all three (3) silt fence types installed ? Is phase II silt fence expected to be installed prior to or during mass grading ? Please revise the staging chart sequencing.

Please add and account for the following note: CONTRACTOR TO CONSTRUCT STORMWATER MANAGEMENT FACILITIES, SPECIFICALLY THOSE FEATURES RELATED TO DETENTION, PRIOR TO ANY LAND DISTURBANCE OF THE SITE AND PRIOR TO THE CONSTRUCTION OF ANY OTHER SITE DEVELOPMENT WORK AS NOT TO EFFECT DOWNSTREAM NEIGHBORS WITH UNDETAINED STORMWATER DISCHARGE.

On the EOOPCC sheet, please re-compute the total probable cost. Make sure to also revise the quantity of seeding & stabilization.

Please revise to include a more reliable source regarding the survey for oil and/or gas note.

Feel free to correct any existing typographical errors. (e.g. within sheet index and general notes)

Please revise the label “future detention area” to “proposed sediment basin” on sheet C2.3, as also mentioned within the SWPPP. Make sure to also include the conversion step (from sediment basin to detention basin) within the ESC staging chart. Sediment basin data information, as shown in ESC-11 design summary table, needs to be provided as well.

Please include a final restoration plan. Make sure to also include a seeding and/or mulching cost item on to the EOOPCC sheet.

Please show Rock ditch check detail ESC-10 instead of Outlet protection detail ESC-14 since inflow protection is needed for the eastern Flared End Section in our case. Also on the EOOPCC sheet, make sure to account for the five (5) rock ditch checks along the proposed drainage swale as part of item #3.

Please re-include the drainage swale cross-section, but on the grading plan. Make sure to also label/show proposed grading elevations for the areas surrounding the future pavement. Labels for the proposed and existing contours need be turned on as well on both ESC phase I and phase II sheets.

Please show/re-include inlet protections, to be maintained throughout project duration.

Proposed arrangement of intermediate silt fence does not seem to best capture potential water runoff, but only divert it sideways. Please revise. Make sure to also show adequate direction of J-hooks.

Please revise the ESC staging chart sequencing. Several phase I items are listed as part of phase II. In addition to it, phase I silt fence that is likely to be removed before the construction of parking lot, is undistinguishable from phase II and perimeter silt fence(s) on the plan as well. Make sure to also include construction of temporary entrance.

On page 20 of 42 of the SWPPP, please check the unchecked boxes. Also, SWPPP seems to contain separated single data information throughout the last pages. Please revise format.

Please label the correct address “2100 NE INDEPENDENCE AVE” in the title block.

Show location of all oil/gas wells, or indicate none are present, and cite the source.

Please revise 14th general note on page C1.1 to mention “The contractor shall contact the City’s Development Services Engineering Inspectors 48 hours prior to any land disturbance work at (816) 969-1200”.

Please revise the 5th general note from the bottom to mention that paving shall conform to the geotech report which itself meets or exceeds City's requirements.

Please add the developer’s direct phone number.

Please provide a SWPPP and a Missouri DNR permit along with the resubmittal.

Please provide an Engineer’s Opinion of Probable Construction Cost (EOOPCC) sheet.

Given the vast area, additional intermediate silt fence barriers would be required within the disturbance area in order to prevent mud from running over long distances across the lot during heavy rain events.

As shown in ESC-03, J-hooks are required within the ESC plan. Given the silt fence 100’ maximum runs for J-hooks, please locate the needed J-hooks on the plan.

Please include information regarding removal and soil stabilization process of the existing pond.

Within the plans, please show construction standard details ESC-01, ESC-03, ESC-06, ESC-11, ESC-12 and ESC-14 available on the City's website.

These plans have been reviewed for erosion and sediment control design, as well as mass grading. The Final Development Plan review will include the review of the grading spot elevations and other similar information, so all of that information should be removed from this set of plans. The parking lot and building footprints can be shown, but scaled back. Only include in this set of plans what is to be constructed with this project.

If the retaining wall shall be constructed with this project, please include details.

Please note that no review of the detention basin design is included with this review.

The detention basin area is typically shown as a sediment basin or sediment trap in mass grading plans. Please clarify, and include the proper standard detail and design information.

Regarding pages C2.3 and C2.4, please clarify the intent or remove the two (2) extra FES.

Please provide ESC protection at the FES located along the eastern property line.
