The grayed in utility easements that say "(vacated)" cannot be vacated via plat. You will need to file an application for an easement vacation. This note should read "vacated via document ______" and we can fill in the blank once the easement vacation is recorded at the county.

I know we just had this revised, so I am sorry, and after revisions were provided we noticed that the chamfering of the NW corner will kick this into a full plat due to that little bit of right-of-way being dedicated. I checked with traffic and they are okay with either a final plat to dedicate the right-of-way or a sidewalk easement over the portion of sidewalk that will be on public property. It would probably be easiest to return the property line to where you had it and dedicate the easement.

Easements: • There are several existing easements no longer necessary that must be vacated. Please coordinate with your engineering department to determine which are not required by this development. Keep in mind that no public easement can be located under a structure and even if no City regulated utilities require an easement there are other utilities that might. It would be the development’s responsibility to deal with these utilities. • Please remove the proposed water easement along the west edge of the property. The proposed water line alignment has been revised. • There is a section of existing sidewalk within the plat boundary at the northwest corner of the plat that requires a sidewalk easement. • Please include dedication language for the Private Water U/E.

Plat does not close, and there are several discrepancies between this plat and the plat "NEW LEES SUMMIT POLICE & COURT FACILITY," especially around that NE corner near Tudor and Douglas. I wonder if that affects closure, because it's way off, like 15 feet.
