With the amount of structural issues and non-conventionally framed roof system, joist bored, over notched, flat ceiling joist, spliced valleys, notched garage door header, a structural engineers report will be required for the structural and framing including all portal framed walls, LIB, and nailing pattern. Please submit this prior to the next inspection. These are the items found without reviewing the plans, once an engineer has inspected and the framing issues are addressed we can inspected and provide a conclusive list. Over drill Joist over front door. Same notched Joist next to LVL at front entry. Fire stop heat chase in garage. Fire stop fireplace chase with solid material. Fire stop box out next to landing in great room. Fire stop at landing both sides of wall, fire stop from stud wall to joist space at landing. Engineer to address rafters in front office sitting on three blocks and smart trim, no rafter the ceiling Joist connection. Support ridge over front porch ,provide rafter ties in the lower third and collar ties in the upper third over front porch. Engineer to address rafter ties over master rear wall rafter the ceiling Joist , ties over stairs front wall rafter sitting on 2x6 vertical blocks over master north wall. Support flex duct an attic 6’o.c. Engineer to address entire roof system sitting on vertical 2 x 6 single blocks and double blocks. South master bedroom and bathroom- engineer to address unconventionally framed wall with rafter sitting on small cripple wall and plate line Built up. Valley/hip rafter bearing on corner. No rafter to ceiling joist connection. Missing roof boot at radon vent. Engineer to address entire roof system from top plate to ridge including spliced valley over front bedrooms. Engineer to address notched LVL header over front garage door north end. Electrical in return air over basement bath. Support gas line in fur down in basement. Protect gas line within 3 inches of a nailing surface. See manufactures requirements for proception and support. Fire stop with solid material in basement angle wall. Seal all beam pockets. Fire stop all walls 10 foot horizontal. Missing fire blocking at bathroom wall. Bond metallic ceiling box in back bedroom. Address holes drilled to close to the next hole in all joist throughout. Holes need min 2” between the next hole. Install approved ceiling Joist at bottom of basement stairs ,flat ceiling Joist does not span per code. Contact Mark at 969-1216 for questions.
