Address numbers required

2018 IFC 505.1- Address numbers. New and existing buildings shall have approved address numbers, building numbers or approved building identification placed in a position that is plainly legible and visible from the street or road fronting the property. These numbers shall contrast with their background. In Multi-tenant commercial building where tenants have multiple entrances located on different sides of the building , each door shall be addressed. Address numbers shall be Arabic numerals or alphabet letters. Numbers shall be a minimum of 4 inches (102 mm) high with a minimum stroke width of 0.5 inch (12.7 mm). Provide a suite number on the door. Verified at inspection.

License Tax - Payment

A one-time impact fee in the form of a license tax must be collected before occupancy can be granted. Please be advised that additional application, review, and inspection fees do apply and additional information pertaining to this will be provided during that stage of your approval process. Action required: Comment is informational. Fee will be $3,646.50. 12/27/23 - Acknowledged in letter.

Code analysis required

A code analysis shall be provided which includes but is not limited to occupancy type, occupant load, construction type, actual area, height and floors, allowable area, height and floors, and the codes to which the project is designed. Action required: Add construction type (2B) and occupant load in Project Information.

IPC 403.1 Minimum number of fixtures

2018 IPC 403.1 Minimum number of fixtures. Plumbing fixtures shall be provided in the minimum number shown in Table 403.1, based on the actual use of the building or space. Uses not shown in Table 403.1 shall be considered individually by the code official. The number of occupants shall be determined by the International Building Code. Action required: Provide drinking fountain or approved alternate. 12/27/23 - Per letter bottled water available on site - to be field verified.

IMC 601.5 Return air openings

2018 IMC 601.5 Return air openings. Return air openings for heating, ventilation and air-conditioning systems shall comply with all of the following: 1. Openings shall not be located less than 10 feet measured in any direction from an open combustion chamber or draft hood of another appliance located in the same room or space. 2. Return air shall not be taken from a hazardous or insanitary location or a refrigeration room as defined in this code. 3. The amount of return air taken from any room or space shall be not greater than the flow rate of supply air delivered to such room or space. 4. Return and transfer openings shall be sized in accordance with the appliance or equipment manufacturer’s installation instructions, ACCA Manual D or the design of the registered design professional. 5. Return air taken from one dwelling unit shall not be discharged into another dwelling unit. 6. Taking return air from a crawl space shall not be accomplished through a direct connection to the return side of a forced air furnace. Transfer openings in the crawl space enclosure shall not be prohibited. 7. Return air shall not be taken from a closet, bathroom, toilet room, kitchen, garage, boiler room, furnace room or unconditioned attic. 8. Return air shall not be taken from indoor swimming pool enclosures and associated deck areas. (see code for exceptions to item #8) Action required: Provide path for return air. Current design is plenum return but walls specified to extend to deck above, blocking path.

NEC Article 210.8 (B) Other than dwelling units GFCI

2017 NEC Article 210.8 (B) Other Than Dwelling Units. All 125-volt, single-phase, 15- and 20-ampere receptacles installed in the locations specified in 210.8(B)(1) through (10) shall have ground-fault circuit-interrupter protection for personnel. (1) Bathrooms (2) Kitchens (3) Rooftops (4) Outdoors (5) Sinks - where receptacles are installed within 6 feet of the outside edge of the sink. (6) Indoor wet locations (7) Locker rooms with associated showering facilities (8) Garages, service bays, and similar areas other than vehicle exhibition halls and showrooms. (9) Crawl spaces – at or below grade level. (10) Unfinished portions or areas of the basement not intended as habitable rooms. (refer to code for exceptions) Action required: Receptacle in janitor's closet near sink must be GFCI protected.

LC - General Contractor

Lee's Summit Code of Ordinance, Section7-130.10 - Business License. It shall be unlawful for any person to engage in the construction contracting business without first obtaining a business license as required under the applicable provisions of Chapter 28 of the Lee's Summit Code of Ordinances. Action required: Either a Class A or Class B license is required. Provide the company name of the licensed general contractor and an email address & phone number for the on-site contact which is where inspection reports will be sent. 12/27/23 - JBO Services is not a licensed contractor in our system.

LC - MEP Subs

Lee's Summit Code of Ordinance, Section7-130.4 - Business License. (excerpt) No person, other than a licensed contractor or employees of a licensed contractor, shall engage in electrical, plumbing or mechanical business, construction, installation or maintenance unless duly licensed in accordance with this section. Action required: MEP subcontractors are required to be listed on permit. Provide company names of licensed MEP contractors. 12/27/23 - 435 Electric is not a licensed contractor in our system.
