DE C&O #01 Eng Plans – FP/PP

All required engineering plans and studies, including water lines, sanitary sewers, storm drainage, streets and erosion and sediment control shall be submitted along with the final plat and approved prior to the approval of the final plat. All public infrastructure must be substantially complete, prior to the issuance of any building permits.

DE C&O #04 Cert FA or Escrow

All subdivision-related public improvements must have a Certificate of Final Acceptance prior to approval of the final plat, unless security is provided in the manner set forth in the City's Unified Development Ordinance (UDO) Section 7.340. If security is provided, building permits may be issued upon issuance of a Certificate of Substantial Completion of the public infrastructure as outlined in Article 3, Division V, Sections 3.540 and 3.550 and Article 3, Division IV, Section 3.475 of the UDO, respectively.

Please label the street name, bearing, and distance on the street stub that meets Cargo Dr in the cul-de-sac.

On the cul-de-sac creating lot 47, please revise the curve for consistency. Either provide a chord bearing from the SW on the 38 radius, and leave the 62 radius as is, OR a new chord bearing to the NW/NE from the plat boundary coordinate (310172.447/861721.515), and leave the 38 radius as is. Basically, It cannot switch bearing directions in the middle of the curve; it needs to be drawn as a single line.

SIDEWALKS. Extend the required 5' sidewalk shown along the west side of NE Cargo Dr to continue around the corner and terminate at the end of the right-of-way to be dedicated via this plat.

Verify that the proposed drainage easement is wide enough for the proposed drainage plan.

Remove the note regarding the temporary cul-de-sac right-of-way easement.

PLAT TYPE. The plat drawing was submitted with a label of "Minor Plat" at the top of the page above the plat title. The subject plat must be a final plat (as opposed to a minor plat) because this plat includes the dedication of right-of-way, which can only be dedicated via a final plat. Change the plat label at the top and in the title block to read "Final Plat".

LOT AREA. Include a label for the lot size in square feet (in addition to the listed acreage).

SIDEWALKS. As an industrial street, 5' sidewalks are required along both sides of the proposed NE Cargo Dr right-of-way. Add the required sidewalk along the west side of the street.

BUILDING SETBACKS. Add the City's standard building line dedication paragraph to the plat.

CITY SIGNATURE BLOCK. 1) Revise the Planning Commission Secretary's name to read, Charles E. Touzinsky, III. 2) Replace Aimee Nassif's name and title with the name and title of Tracy L. Albers, Director of Development Services.

ADDRESSING. Add the following address label to the lot: 2711 NE Cargo Dr.
