Corrective Action Required
According to the Master Drainage Plan provided with this application, it would appear a portion of Lot 133A is within the regulatory floodplain based on the BFE provided and the contours provided on the Master Drainage Plan. The extent of the floodplain does not appear to be correct on the plat. Please revise as appropriate, and determine by cross-section and interpolation the base flood elevation of the area in question (i.e., near the midpoint of the rear lot).
Corrective Action Required
Notes from the Preliminary Plat which were approved by City Council indicate that all lots within this subdivision would be located outside the limtis of the regulatory floodplain. Is a CLOMR-F being sought for the slight encroachment? If not, it would appear lot lines in the rear of Lot 133A will need revision to move the lot wholly-outside the limits of the floodplain.
Corrective Action Required
Master Drainage Plan shows two (2) separate delineations of the floodplain, both of which appear incorrect. The "floodplain fringe" is also considered "floodplain". Were you referring to the floodway when using the term "floodplain" on the Master Drainage Plan? If so, please revise as appropriate.
Corrective Action Required
Detailed analysis of the floodplain records shall be performed to determine the exact location of the floodplain in relation to Lot 133A. These records can be obtained by contacting Kara Taylor in Public Works at 969-1800.

Corrective Action Required
The Master Drainage Plan contained the following omissions: 1) finish elevations at all corners, and 2) location of the emergency spillway for the detention basin, as requested in the previous applicant letter.
Corrective Action Required
Final approval of the plat is contingent upon the approval and construction of the retention basin improvements within Tract N3, which also includes application for a floodplain development permit for all construction activity within the floodplain fringe.

Corrective Action Required
A Master Drainage Plan was missing from the submittal. This is referenced on the plans, but was not submitted in the package.
Corrective Action Required
The lot appears to be at or within the floodplain fringe. A review of the Master Drainage Plan will be conducted to determine if the lot is within the floodplain fringe, based on elevations. If so, we are recommending the lot line be adjusted to remove this lot from the floodplain fringe.
Corrective Action Required
Base flood elevations are called-out using a zig-zag line. Shouldn't these elevations be called-out using a straight cross-section line?
Corrective Action Required
It appears the rear lot utility easement needs to be vacated.
Corrective Action Required
Where is the emergency spillway and permenant pool elevation in relation to the new lot lines? A twenty (20) foot minimum separation is required between the 100 year water surface elevation, and any lot line.
Corrective Action Required
Final approval of the plat is contingent upon approval and construction of the retention basin improvements within Tract N3, which also includes application for a floodplain development permit for all activity within the floodplain fringe.
Corrective Action Required
Is the lot labeled correctly? We are showing the title as Lot 133A, not Lot 133.
