The lot configuration has changed substantially since the first submittal. Tract F is now the sole lot/tract within this subdivision rather than the original two lots/tracts. Our previous comment related to the addition of a note on Tract B, which was to specify Tract B was a stormwater detention facility to be owned and maintained by the homeowner's association. With this new configuration, however, only Tract F is shown. While this may be acceptable to plat a single tract for this subdivision of land, the note that was requested in the previous applicant letter was not included, nor is there any way to determine where, in general, this detention basin is located on the plat. We are recommending that a general footprint of the detention be shown on the plat, along with a note.

The name of the plat is not unique enough to satisfy Jackson County, as there is already a recorded plat called Hawthorn Ridge 1st Plat. They recommend that you use the word "replat" in the name, "Hawthorn Ridge Lot 101," or another unique name.

The plat's ownership does not match what the county has on record. Clayton Properties can either do a deed on this property, transferring ownership from CMH Parks to Clayton; file a Corporate Certificate of name change with the recorders office, or they can reference the phrase "Clayton Properties Group, f/k/a CMH Parks" on the ownership block. The County prefers the recorded Corporate Certificate, but will accept the phrasing on the plat.
