Sheet C.050: Gutter buddies are proposed within the street. Erosion and sediment control should be fully-contained on the site since this will present a street flooding issue.
Corrective Action Required
04/25/2014

Sheet C.051: Please see comment concerning gutter buddies above.
Corrective Action Required
04/25/2014

Sheet C.052: Please check with Planning concerning seed and mulch. Planning normally requires the use of sod.
Corrective Action Required
04/25/2014

Sheet C.100: Parking aisles and drive aisles are shown with separate specfications. Please note that the Unified Development Ordinance (UDO) Article 12 does not distinguish between parking aisles and drive aisles. The only distinction on pavement specifications would be parking/drive aisles and fire access lanes and delivery/freight truck access lanes.
Corrective Action Required

Sheet C.100: Note 15 concerning the ADA-accessible ramps should be modified to exclude tactile warning devices. The City does not allow tactile warning devices on private entrances.
Corrective Action Required

Sheet C.300: All storm sewers shall be clearly noted as "PRIVATE" either by labels and/or revising the title of the sheet(s). There were several elements of the design without the designation of "PRIVATE".
Corrective Action Required

Sheet C.500: Please ensure that the private fire hydrant required to be within 100 feet of the fire department connection is located on the interior side of the lane closest to the building. This requirement will enable the Fire Department to avoid running a hose across the parking aisles in the event of an emergency.
Corrective Action Required
04/25/2014

Sheet C.500: The domestic water service is shown connecting to the fire department connection. Is this a typographical error?
Corrective Action Required

Sheet C.500: Is there a specfic reason why ductile iron pipe is being proposed rather than C900?
Corrective Action Required
04/25/2014

Sheet C.500: It appears the backflow vault is within an easement. If it is within a City easement, then the vault should be moved outside the limits of the easement. If it is within the limits of a private and/or public easement not owned by the City, then a separate agreement should be submitted showing the encroachment is acceptable to the affected party(s).
Corrective Action Required
04/25/2014

Sheet C.500: If connecting the fire line and domestic service to the existing water line on the south side of NE Jones Industrial Drive, the services must be bored. Please see the Design and Construction Manual for a specific example of a fire line extension being connected to the opposite side of the street, followed by a domestic service line to avoid the need for two separate bores. Please show the locations of all required valves, and ensure that the water meter is within the right of way or a City easement. Finally, ensure that the plans specify the appropriate material and length for the casing carrier pipe in accordance with the Design and Construction Manual.

Sheet C.600: There is an overstrike error on the bottom left hand corner of the sheet. Would it be better to delete the "toe wall detail", "rock lining for culvert outlets and rip rap ditch", and the other unnamed detail? There do not appear to be any construction items pertaining to these details.
Corrective Action Required
04/25/2014

Sheet C.600: The "typical gate valve installation detail" should be deleted since it does not follow the City of Lee's Summit standard detail. Please see the City website for the standard detail.

Corrective Action Required
04/25/2014

Sheet C.601: The ADA-accessible ramp detail should be deleted. It will be sufficient to note the location and geometry on the overall site plan with a note stating that tactile warning devices will not be constructed.
