EASEMENTS. A number of the proposed signs are located in the vicinity of existing easements and/or public utility lines (e.g. water, sanitary sewer). The submitted drawings do not provide sufficient detail to determine the actual location of the proposed signage relative to the easements and/or public utility lines. No structures, including monument signage, are allowed to be located within a public utility easement or within 15' of water or sanitary sewer lines. Easement and utility information shall be added to the signage location plan to determine whether the proposed signage encroaches into any public easements or within the 15' buffer from public utility lines.

The location diagram must show the location of existing easements to determine where the proposed sign locations are located within an easement. In general, monument signs cannot be placed within an easement, including all footings.

The location diagram shows a circle for a monument sign rather than the actual outline of the sign footprint. The diagram should clearly show the monument sign and it's footprint (including footings) to determine where it is in relation to existing easements.

Monument signs cannot be placed closer than 15 feet from any public water line or public sanitary sewer line.
