I see all outside dimensions and the 60' ROW, but the 251.55 seems to include that ROW, and the rest of the lot to the south of the cul-de-sac has no inside dimension. Also, is the return on each side of the cul-de-sac 1.09 on the north and 1.17 on the south? It's very hard to read when it is crowded together like it is.

Also, when using your gps coordinates that do fall near this plat, they are off by almost 18ft compared to where they fall by using the STR quarter corners, bearings from the legal, and monuments.
