Please provide ONE overall dimension of east line with bearing S02-04-01W, and then inside dimensions to ROW, both north of English Manor, and south of English Manor. The 60 ft ROW with 30 to centerline is fine. 88.48 + 439.00 +32.01 = 559.58 (outside dimensions listed). This appears correct, as a georeferenced drawing shows that line to be 559.58 88.48 + 129.45 + 60.00 + 221.60 =499.53 (inside dimensions listed, including the 88.48, because it was listed within the lot).

Please provide all inside dimensions along east side of plat near English Manor. I see all outside dimensions and the 60' ROW, but the 251.55 seems to include that ROW, and the rest of the lot to the south of the cul-de-sac has no inside dimension. Also, is the return on each side of the cul-de-sac 1.09 on the north and 1.17 on the south? It's very hard to read when it is crowded together like it is.

The state plane coordinates don't align within this plat. Coordinate 1 lands in Overeland Park, regardless of applying grid factor. Also, when using your gps coordinates that do fall near this plat, they are off by almost 18ft compared to where they fall by using the STR quarter corners, bearings from the legal, and monuments.
