Two (2) valves are required near the connection point to the existing water main at Summitcrest Dr. and Market St. One (1) of the valves should be placed to the southwest of the cut-in tee, and another along the proposed water line prior to crossing SW Summitcrest Dr. If acceptable to the engineer, the City will redline the plans with these changes. Please submit an email if these changes are acceptable.

There is inadequate clearance between the outside of the public water main, and the storm. A minimum of five (5) feet is required from the outside of the water main, and the outside of the storm box. We are measuring 1.7 feet clearance.

There is only 1.2 feet of clearance between the outside of the water main, and the easement near the 11.25 degree bend. Is this enough clearance to install the water main, without obtaining a temporary construction easement? This comment would also pertain to the segment between the two (2) 90 degree bends along Summitcrest Dr. Is there enough clearance to install the water main without obtaining temporary construction easements?

Sheet C503 is still showing a wet tap rather than a cut-in tee on the plan view, although the profile view shows a cut-in tee.

Sheet C503: Please add a note on the Market St. crossing, which directs the contractor to the on-site Final Development Plan. It should also note that the crossing must be bored.

The Engineers Estimate of Probable Construction Costs did not appear to include any of the off-site water main? The estimate in our possession only shows the on-site improvements, and the short segment from the west side of Market St. to the backflow vault. Please provide an estimate for the off-site water main.

Please review the previous applicant letter. A separate standalone set of plans is required. This would include a cover sheet, notes, plans, and standard details.

A cut-in tee is required at the connection point. Tapping sleeves are not allowed.

Two valves are shown at Summitcrest, but they are not shown correctly. One of the valves should be on the new branch, and one valve must be shown to be installed on the existing branch.

Please review the previous applicant letter. The letter requested specific call-outs for utility boxes, power poles, etc., along with dimension call-outs. There are certain limits on the distance between these features, and the outside of the water pipe.

The water line geometry is close to correct, but should terminate in a fire hydrant on the west side of Market St. rather than the east side. Any connection to the public water main beneath Market St., including domestic water, irrigation line and fire line, would be considered private. As indicated in the Final Development Plan comments, any required fire hydrant serving the Firestone project on the east side would be considered private. Also, as indicated in the comments for the Final Development Plan, the domestic water connection and the irrigation water connection may be made on the east side of Market St., just prior to the gate valve before the backflow vault.

All standard details for thrust blocks, gate valves, fire hydrants, and trenching and backfill details must be provided. The standard details for the thrust blocks, gate valves, and fire hydrants are located on the City of Lee's Summit website. A trenching and backfill detail will need to be developed, since the City does not have a standard detail for it.

Ensure there are two (2) valves at the tee at Summitcrest Dr.

A gate valve must be shown on the west side of Market St., near the public water main. As explained in the Final Development Plan comments, this valve is needed to perform a shut-down and to isolate the line beneath the street, in the event maintenance is required. The gate valve just prior to the backflow vault, however, is still required.

An itemized and sealed Engineer's Estimate of Probable Construction Costs is required prior to approval. The Engineer's Estimate of Probable Construction Costs is based on this estimate.
