DE C&O #01 Eng Plans – FP/PP

All required engineering plans and studies, including water lines, sanitary sewers, storm drainage, streets and erosion and sediment control shall be submitted along with the final plat and approved prior to the approval of the final plat. Sidewalks are shown on the cul-de-sac bulbs incorrectly. The City has obtained a definitive answer on how to terminate these sidewalks at the end of cul-de-sac bulbs, and the following guidelines should be followed: 1) an ADA-accessible ramp should be constructed, along with the subdivision improvements, prior to entering the curve of the cul-de-sac, 2) the sidewalk should enter in a straight -line fashion, and should not follow the right of way (i.e., it should enter the paved area "straight-on"), 3) no receiver ramp is required. As an example of what it should look like after making the changes, the sidewalk should be shown terminating at the north end of Lot 1478 along NW Thoreau Pl., and the south end of Lot 1481 on NW Thoreau Ln.
