There are numerous references and notes to installing polywrap around the C900 pipe. Please delete these references and notes. Polywrap is only required for metal fittings and pipe.

Sheet 2 of 9: Please revise note 11. Concrete encasement is not considered an acceptable alternative to providing the minimum vertical clearance of 18 inches.

Although shown on the plan view, it would be beneficial to show the fire hydrants and valves on the profile view.

Sheet 5 of 9: It is not really clear what is being proposed after removal of the private water service. Please clarify.

It is not clear where the limits of the right of way are located in relation to the new 16 inch water main. Please clarify. Ensure there is sufficient room to install the 16 inch water main.
Corrective Action Required
10/12/2018

Sheet 7 of 9: The note on the plan view, "connect to existing 16 inch waterline" should be revised to read "connect to existing 20 inch waterline", correct?
Corrective Action Required
10/12/2018

Sheet 5 of 9: Sta 4+85 is the location of a new fire hydrant. It has a note associated with it that does not appear to be correct. It references WAT-11, which is the City standard detail for a water meter, not a fire hydrant.

The plans do not scale correctly. It appears they were printed-out incorrectly, and instead of 1 inch equalling 50 feet, it is more like 1 inch equals 47.4 feet +/-. This error is evident throughout the plan set.
Corrective Action Required
10/12/2018

Sheet 7 of 9 and 6 of 9: Please clarify that the water meter serving the Goble property and the Fairchild property will be connected with a new service line. Provide the material type and size (i.e., copper), and that the line shall be bored beneath Pryor Rd.

Sheet 5 of 9: Please label the material type and size for the new water service line. Please see the above comment for more information.
Corrective Action Required
10/12/2018

Sheet 6 of 9: The label in the plan and profile view shows "zinc coated reinforced joint pipe". This should be restrained joint pipe, not reinforced joint pipe.

An itermized and sealed Engineer's Estimate of Probable Construction Costs should accompany your final submittal drawings.
Awaiting comments from Erin in Public Works concerning any potential conflict at the Scherer Rd./Pryor Rd. signalization plan. She will have this completed by Thursday Oct 18th, 2018

Our records indicate that water service is currently provided to 1907 SW Scherer Rd. via a 4" water line running north and south on the west side of Pryor. The location of this line is not shown. The plans do not show how this water service will be reestablished, nor the removal of the existing 4" line.
Corrective Action Required
07/18/2018

Our records indicate the property at 2041 SW Pryor Rd. is currently served by a water line of unknown size just prior to the existing fire hydrant on SW Eagle Creek Dr. The plans do not show how this water service will be reestablished, nor the removal of the existing water service.
Corrective Action Required
07/18/2018

Our records indicate there is a water service near the monument sign on the northwest corner of SW Eagle Creek Dr. and SW Pryor Rd. This service must be reestablished, and removal of the existing water line must be shown on the plans.
Corrective Action Required
07/18/2018

A 16" by 16" by 12" tee must be installed on the northwest corner of SW Pryor Rd. and SW Eagle Creek Dr. to serve future extension of the water line through Eagle Creek subdivision. Three (3) valves must be shown, with two (2) on the 16" water main, and one (1) on the 12" extension. The 12" extension should be extended far enough to serve the location near the monument sign (which was discussed in the above comment).
Corrective Action Required
07/18/2018

The water main should be placed far enough from the property line(s) to facilitate installation and future maintenance without the necessity of obtaining additional easements. As shown, there is approximately 3 feet from the property line, to the centerline of the 16" line, which we feel is not adequate spacing.
Corrective Action Required
07/18/2018

Addtional easements appear warranted for installation of fire hydrants outside of the right of way. The City of Lee's Summit does not appear to possess any easement rights along this corridor.

Sheet 5 of 9: Our records indicate an inline butterfly valve exists near the north end of the existing 16" water main.
Corrective Action Required
07/18/2018

When designing the extension discussed in the previous comment at the intersection of SW Eagle Creek Dr. and SW Pryor Rd., please ensure a minimum of 10 feet separation is provided between the 12" water line extension, and the monument sign.
Corrective Action Required
07/18/2018

Without contour elevations labeled, it is difficult to determine whether the fire hydrants are located at the bottom of a swale, or at the top of the bank. Please label the contour elevations, and ensure the fire hydrants are not placed at the bottom of the swale.
Corrective Action Required
07/18/2018

The City will require C900 pipe instead of ductile iron, except at stream crossings. Please revise as appropriate.
Corrective Action Required
07/18/2018

Air release valves were missing from the plans. These will need to be installed at all high points along the line. Please show their location on the plan and profile, and reference the standard drawing shown elsewhere in the plan set.

The 16" water line is shown beneath the storm line at station 11+00. This is not desireable. What alternatives were explored, such as routing the water line around this storm line? This would require an easement.
Corrective Action Required
07/18/2018

Sheet 5 of 9: The 16" water main is shown too close to the existing power pole. We require a minimum separation of 10 feet from the outside of the power pole, to the outside of the pipe. It appears this pole must be moved.
Corrective Action Required
07/18/2018

Sheet 6 of 9: The 16" water main is shown approximately 11 feet below grade, and beneath a 72" storm line. This violates the maximum depth requirement of 7 feet. What alternatives have been explored, such as re-routing the water line around the storm line? This would require an additional easement.
Corrective Action Required
07/18/2018

Sheet 6 of 9: A 30 foot wide easement is called-out, but it is not clear who this easement is dedicated. Is this the KCMO easement? If so, the City has no rights to access a KCMO easement.
Corrective Action Required
07/18/2018

Sheet 6 of 9: Valves must be provided between the ductile iron pipe that is required at the stream crossing near station 15+00. They should be placed 20 feet from the bank, on each side of the stream crossing.
Corrective Action Required
07/18/2018

The service lines discussed previously in this comment letter should be connected to a convenient location on the fire hydrant leg, not the 16" water main itself. Locations of the new water meter location(s) must be shown, and must be accessible to Water Utilities personnel. The plans should be clear concerning what will be done to reestablish service with the three (3) affected properties.
Corrective Action Required
07/18/2018

Our records indicate that you are proposing to connect to a 4" water main at Scherer, rather than the 20" at Scherer. How were the locations of these lines ascertained? Were record drawings consulted?
Corrective Action Required
07/18/2018

If any work is required beneath pavement, where standard trenching methods are not suitable, then a demolition plan, and pavement restoration plan must be provided. In addition, a traffic control plan would be required for any work within the paved areas of right of way. Please see the above comment, however, since it appears there may be some discrepancies in the location of the connection point.
Corrective Action Required
07/18/2018

The water casing detail, and backflow vault detail are provided in the details section of the plan, but do not appear to be used on this project. Please remove.
