Thank you for submitting the manufacture’s spec sheets for the proposed mechanical equipment to be used. The spec sheets submitted show that this will be a roof top mounted unit, however sheet A2.10 does not show any the units or screening on the elevations.
Please submit building elevations that show the location of the proposed mechanical equipment. Please also submit the location, size and materials to be used in all screening along with a dashed line indicating the roof line and rooftop mechanical equipment.

Corrective Action Required
Please refer to comment #4 contained in the applicant letter dated Jan. 30, 2018. Section views are provided for the sidewalk, with no reference to edge of pavement, or bottom of swale/ditch. In addition, these should be grading details, not just "sidewalk section views".
Corrective Action Required
In reference to the above comment, no grading plan in the plan view was provided.
Corrective Action Required
In reference to the above two comments concerning grading in relation to the edge of pavement and the sidewalk, it does not appear the sidewalk will meet ADA standards. For instance, ADA allows for the installation of a sidewalk to coincide with the running grade of the road, but this does not appear to be met. The sidewalk, rather, is shown with no regard to the running grade of the road (i.e., Jefferson St.).
Corrective Action Required
In regard to the above comment, a site visit on Feb. 12, 2018 showed what appeared to be a significant grade change at the northeast corner of the project, where the sidewalk terminates. It appears that a significant elevation change will exist if these plans were followed. In other words, any future sidewalk extension to the north would be impossible without a significant re-design and demolition.
Corrective Action Required
The graphical vertical scale for the "sidewalk section view" does not appear to be correct.
Corrective Action Required
The power poles at the north end of the proposed sidewalk will likely need to be reset after grading to comply with the ADA standards for running street grade.
Corrective Action Required
Sheet C.600: Please correct the typographical error "GOE-GRID".
Corrective Action Required
A revised Engineer's Estimate of Probable Construction Costs is required to show the additional grading work in the right of way. This work includes the construction of the sidewalk to comply with ADA standards.
Corrective Action Required
The estimate discussed above did not appear to include the MoDOT base to be installed one (1) foot beyond the back of curb.

Sidewalk should be extended the full length of the plat boundary (i.e., along Jefferson St. to the north).
Corrective Action Required
The grading plan does not show sufficient detail for placement of the sidewalk along Jefferson St. Since this is an open ditch roadway, cross-sections should be provided, in addition to a grading plan in plan view.
Corrective Action Required
The maximum design slope for the area between the sidewalk and the ditch is 3:1. Please keep this in mind during the design.
Corrective Action Required
The existing gravel entrance on Jefferson St. should be removed, along with any culverts, pipes, etc. that are existing. Grading should be performed to create a suitable open ditch along Jefferson St. Please provide sufficient notes, and please show the grading on the grading plan and cross-sections discussed earlier.
