In the existing condition, the drainage from the paved area east of the building sheet flows to the adjacent property to the east. This flow has minimal negative impact to the existing retaining wall or the adjacent property. In the proposed condition, the drainage will be discharged as concentrated flow thru downspouts. This type of flow has the potential to have a much greater negative impact than sheet flow on both the retaining wall and the adjacent property to the east. Provide enough information on the plans to adequately show the negative impacts of the concentrated flows are being mitigated and no additional impacts will be present for the retaining wall or adjacent property to the east.
