DE Engineers Estimate
Corrective Action Required
05/16/2017

The Engineer’s Estimate of Probable Construction Costs has been accepted for this project, and the Public Works Review and Inspection Fee of $15,239.68 (which is based on 3% of the total infrastructure cost plus a water test inspection fee) must be paid prior to the issuance of an infrastructure permit and/or the final processing of a building permit from the Codes Administration Department.

Contact a Right-of-Way Inspector at (816) 969-1800 prior to any land disturbance within the right-of-way. These activities may require a permit.
DE Future Repair Work
Corrective Action Required
05/16/2017

Please be aware that any future repair work to public infrastructure (e.g., water main repair, sanitary sewer repair, storm sewer repair, etc.) within public easements will not necessarily include the repair of pavement, curbing, landscaping, or other private improvements which are located within the easement.
PW Submit Land Disturbance (DELETE)

Details were provided on the grated inlet conversion, but it appears the new entrance is designed to convey stormwater from the street into the interior of the site. For instance, please review the contour lines in the vicinity of this new entrance. It would appear stormwater will be directed into the interior of the development according to these contours. Wouldn't it be easier to "ramp-up" the commercial entrance from the street to the ADA-accessble ramp, and provide a simple flat area for the ADA-accessible ramp? It appears the ADA-accessible ramp is creating this adverse situation with the drainage, and hence, might be the better solution to keep stormwater from entering the development from the street.

Two (2) Neenah 3339-A grated inlet tops are proposed. Have calculations been performed showing these two (2) grated inlet tops will have sufficinent capacity to capture upstream stormwater?
Corrective Action Required
05/08/2017

The frame and grate top is called-out as a Neenah Foundry R-3339-A or approved equal. This is a frame and grate combination for one (1) grate. As such, it appears it will be impossible to construct as shown (i.e., two frames cannot be constructed as shown without hitting each other).
Corrective Action Required
05/08/2017

The Neenah Foundy R-3339-A frame is 38.75 inches square at its base. The interior of the box appears to be 36 inches wide. It appears this frame will not fit.
Corrective Action Required
05/08/2017

Two of these grated inlets do not appear to fit within the 5 foot length of the existing curb inlet. In other words, placing two (2) of these single grated inlets side-by-side does not appear possible.
Corrective Action Required
05/08/2017

It would appear a new box might be warranted at this location based on the above comments.

The grated inlet conversion does not appear to be properly detailed. A note is provided, but no reference to the sheet number, detail number, and the detail sheet does not appear to show how this will be accomplished. Please provide a complete detail, including reference notes listing the detail number and sheet number on Sheets C1.1, C1.2, and C3.2.

It appears the new commercial entrance on the north end of the project can be moved northward to eliminate the conflict with the existing curb inlet.

Corrective Action Required
04/04/2017

The water meter is shown too far away from the commercial entrance. The water meter should be placed in an area easily-accessible to Water Utilities personnel. In this case, the water meter should be placed reasonably close to a commercial entrance.

ADA-accessible ramp details must be provided for each ADA-accessible ramp. The generic details in the back of the plan set do not follow the recently-updated Section 5300 of the City of Lee's Summit Design and Construction Manual. Please refer to Section 5300 in terms of required information on the details. While a spot elevation plan is a good start, it will not substitute for the minimum-required information contained in Section 5300.
Corrective Action Required
04/04/2017

Sheet C1.2: The City does not support the conversion of the curb inlets to grated inlets. It appears the new commercial approaches can be moved slightly to eliminate the need for conversion.
Corrective Action Required
04/04/2017

Sheet C2.1: A spot-check of the spot elevation shown on the sidewalk revealed that a design slope of 2.0% was used. Section 5300 of the City of Lee's Summit Design and Construction Manual requires a design slope of 1.5%, along with specific design elements and call-outs specified in Section 5304.8. A specific design detail is required for each public ADA-accessible ramp (i.e., within right of way or a sidewalk easement).
Corrective Action Required
04/04/2017

Sheet C4.1: Curb and gutter details should show the inclusion of aggregate and subgrade stablilization/geogrid a minimum of one (1) foot beyond the back of curb.
Corrective Action Required
04/04/2017

Sheet C4.3: Sidewalk ramp details do not follow Section 5300 of the City of Lee's Summit Design and Construction Manual. For instance, a "Landing" is not needed, truncated domes are not desired for commercial entrances, and the "Type A Ramp" detail is not being used on the project. In addition, incorrect slopes are called-out (e.g., ramp cross-slope of 2% instead of 1.5% cross-slope). We recommend the elimination of these standard drawings since a specific detail is required for each ADA-accessible ramp within the right of way.
Corrective Action Required
04/04/2017

An itemized and sealed Engineer's Estimate of Probable Construction Costs should accompany your final submittal drawings. Please include all work necessary to complete the sitework (i.e., not the building, parking lot lighting, or private sidewalks within the development).

The Unified Development Ordinance (UDO) requires all light fixtures on properties within or adjoining residential uses and/or districts that are separated by a non-arterial street and are within the perimeter area shall not exceed 15 feet. Outside the perimeter area, the overall height may be increased to 20 feet in height, measured to the top of the fixture from grade. For purpose of this standard, the perimeter area shall be measured 100 feet from the property line closest to the residential use and/or district. It appears two of the parking pole fixtures will need to be shifted to the east to meet this requirement or lowered in height.
