I am in receipt of the proposed revised landscape plan dated November 3, 2016, for the above referenced project. The proposed plan has the following deficiencies: • The container or caliper size is not provided for the Hot Wings Tatarian Maple Clump and the Sweet Bay Magnolia. • The required street frontage trees and street frontage shrubs are not located adjacent to the streets (NW Ward Road and NW Innovation Parkway) as required. It appears that the # of trees are spread around the entire perimeter of the site. This is incorrect. The street frontage trees are required at a ratio of 1 tree per 30 linear feet of street frontage, and the street frontage shrubs are required at a ratio of 1 shrubs per 20 linear feet of street frontage. There is no street frontage located adjacent to the parking stalls to the northwest of the site and the access road does not count as street frontage (this will merely connect the parking lot of this site to the parking lot of other future sites). Street frontage trees and shrubs are only required along dedicated public street frontages.

The northeast property line has a 15 foot access easement for the bordering shared driveway. The access easement should be wider and/or consideration of a larger than 15 foot access easement may be needed to the immediate northeast of this property line for a total width that may accommodate the appropriate driveway/private street width. Currently this drive is only 20 feet wide and may not be sufficient for the overall development plan or accommodation of traffic (e.g. fire/truck access). Typical drive width is 28 foot back of curb with space for adjacent sidewalks. Furthermore, the future access is shown with improper geometry/alignment (e.g. no curves at directional changes). This should be corrected to ensure the final development plan properly considers the shared access.

The setback from the north property line appears too narrow (only 10 feet) for the planned right-in/right-out driveway approved on the Summit Place PDP and preliminary plans for overall site master plan. Typically an easement for 28 foot back of curb to back of curb driveway with adjacent sidewalk would be available split on the property line. A concept of how this driveway would be provided in relation to the FDP and other approved PDP needs to be illustrated to ensure compatibility. An adjusted access easement or easement centerline "offset" from the property line may need to be considered and should be coordinated at this time.

The Engineering Plan Review and Inspection Fee is based on this estimate, and is calculated at 3% of the total cost of the site work, plus a $100 per trip water test observation and sample collection fee. Items to include, both public and private, in the estimate are: 1) stormwater pipe greater than 6 inches diameter, 2) stormwater structures, 3) sanitary sewer connection to the main, 4) water lines greater than 2 inches in diameter, 5) connection to the water main, 6) fire hydrants, 7) backflow vault and backflow assembly, 8) valves, valve boxes, and covers, 9) public sidewalks, 10) grading to establish proper drainage, 11) grading for parking lot, 12) subgrade preparation, including the area one (1) foot beyond the back of curb, 13) aggregate for subgrade, if used, 14) pavement, 15) curb and gutter, 16) erosion and sediment control devices, 17) final restoration, including seeding, sodding, turf reinforcement mat (if used), mulch, fertilizer, and topsoil.
