Please add "P.E." after Dena E. Mezger (i.e., Dena E. Mezger, P.E. - City Engineer".

------------See the attached drawing--------- Per our previous comments, remove the paragraph stating "Approved by Governing Body of the City of Lee's Summit, Missouri, this ____ day of _____, 2014." This is the standard language for FINAL Plats. Relocate the paragraph that was added per our comments which is the standard language for Minor Plats into this location. The standard language for Minor Plats states: "I hereby certify that the within Minor Plat of 'Green lantern Lee's Summit, Lot 1' was submitted to and duly approved by the City of Lee's Summit pursuant to the Unified Development Ordinance No. 5209." this paragraph is currently located above the surveyor's signature area.

Please provide a legal description closure report.

Add Lot 1 to the Plat title and in the other areas as needed (certification, dedication, etc.).

Revise the signature block for Robert McKay to state his title as: Robert G. McKay, AICP, Director of Planning and Codes Administration. Revise the signature block for Dena Mezger to state her department as the Public Works Department. (see engineering comment for additional corrections).

Provide a statement indicating if there are any oil and/or gas wells, if any based on available information.

The Property Owner Signature Block indicates CWW Enterprises is a Kansas Limited Partnership. The notary seal for the owner states Missouri and Jackson County, please revise or clarify.

The approval paragraph is incorrect, it's referencing the final plat approval language. Revise to state: This is to certify that the minor plat of "Insert Name of Plat" was submitted to and duly approved by the City of Lee's Summit, pursuant to the Unified Development Ordinance No. 5209.

It doesn't appear there are any Drainage Easements labeled within this plat, please remove the D/E dedication language. The S/E paragraph can be omitted as well since the easement has already been dedicated previously. Also, provide language dedicating the water line easements, as this is being dedicated as part of this plat.

Add the following easement language to the plat stating that: The grantor on behalf of himself, his heirs, his assigns and successors in interest, hereby waives, to the fullest extent allowed by law, including, without limitation, Section 527.188 RSMo. (2006) any right to request restoration of rights previously transferred and vacation of the easements herein granted.

The last two paragraphs in the dedication section beginning with "The undersigned proprietor of ...." can be removed as they don't seem necessary to this plat.

Remove the Tract 3 label from the Lot (on the south property line).

Please change the signature block for the City Engineer to "Dena E. Mezger - City Engineer".

Please revise the surveyor note #6 to read "...drainage flow lines on the lots unless specific application is made and approved by the City Engineer." In other words, simply remove the reference to the Master Drainage Plan since it will not be required for this site.

Please add a note to Tract F, Summit Fair Third Plat showing that a blanket utility easement exists over the entire tract.

Please describe the findings of any oil and/or gas well investigation on the site. Please describe what was found and how it was determined. The Planning and Codes Adminstration Department has in its possession a report entitled "Environmental Impact Study of Abandoned Oil and Gas Wells in Lee's Summit, Missouri" dated 1995 by Edward Alton, P.E. that you may wish to use in your investigation, or alternatively, the State of Missouri's Division of Geology and Land Survey has records available for review.
