Both fire hydrants will be public improvements, and hence will require a separate engineering plan. Upon resubmittal of the Final Development Plan, please include a separate engineering plan for the fire hydrants and fire hydrant supply lines to be bored beneath the street (i.e., unless the owner of the private street will allow for open-cutting of the street). Please ensure that the fire hydrant plans show a cut-in tee at the main, bored water line if required, casing carrier pipe extending beyond the back of curb to the minimum distance shown in the Design and Construction Manual (required regardless of whether the owner of the private street will allow the open-cut method), site restoration and sidewalk repair, and please consider the use of C900 rather than DIP.

Sheet C6.0: The water meters shown as W-4 (domestic) and W-5 (irrigation) should be connected to the public water supply main feeding the new fire hydrant after the street crossing. This will allow an easier installation without the need for boring or open-cutting the street. Finally, please consider a more standard symbol for a water meter vault for W-4. The symbol used for W-4 is typically used to denote a backflow vault.

Please revise Sheet C7.0 to delete the temporary construction entrance as shown, and relocate the temporary construction entrance to a location which will have minimal impact on the bank operations (i.e, further south along the Summit Fair private drive). Finally, please delete the gravel filter bags from the private street within the Summit Fair private drive. This will possibly lead to flooding issues, and the intent of the erosion and sediment control plan is to contain sediment before it leaves the site.

Sheet C7.0: It is not clear what the circled "erosion control staging" numbers refer to. Does this refer to the "Erosion Control Plan BMP Reference No." shown in the table? If so, then why are these numbers not identical (i.e., circled and including the leading zero)? Finally, what is "Stage C"? If this refers to project completion, then perhaps it would be better to state "At Project Completion"?

Sheet C3.0: When preparing the separate engineering plan for the north fire hydrant, please move the connection point for the fire hydrant supply line to the public water main approximately 25 feet to the south to avoid the intersection. Suitable bends can be used after the street crossing to straighten the pipe out and feed the hydrant in the proposed location.

An itemized and sealed Engineer's Estimate of Probable Construction Costs should accompany your final submittal drawings. The Engineering Plan Review and Inspection Fee is based on this estimate and calculated at 3% of the total project cost plus a nominal water sample collection and observation fee. Items to include in the itemized estimate include: 1) waterlines greater than 2" diameter including any casing carrier pipe and/or boring, 2) fire hydrants, 3) valves/valve boxes/covers, 4) tees, bends, thrust blocks, and other fittings, 5) sanitary sewer laterals, 6) sanitary sewer wye, 7) manholes, 8) stormwater lines greater than 6" diameter, 9) rip rap, 10) stormwater flumes, 11) public sidewalks, 12) ADA-accessible ramps, 13) grading to establish proper drainage patterns including cut or fill, 14) grading for parking lot, 15) subgrade for parking lot including one foot beyond the back of curb, 16) pavement for parking lot, 17) curb and gutter, 18) erosion and sediment control measures and devices, 19) final restoration including sodding, seeding, fertilizer, mulch, and 20) all other items necessary to complete the site work. Please do not include any items related to the building construction, landscaping, lighting fixtures, electrical or other non-City utilities.
