General: • Submit an Engineer's Estimate of Probable Construction Costs. • Submit the SWPPP and a copy of the MDNR Land Disturbance Permit. • All work within the floodplain will require a Floodplain Development Permit. • Review to ensure street names are shown on all streets on all sheets.

Sheet CVR: • Remove the approval signature block for the City. A stamp will be provided electronically when approved. • Revise the Water Utilities address to 1200 SE Hamblen Rd. 64081 in the Utility Contacts list.

Sheet C-100: • Please clarify which streets are being constructed with each phase. With Victoria Dr. (N) unshaded and Summit Creek Dr. shaded, it’s unclear. • The floodplain limits shown throughout the plan set don’t seem to match the limits shown on the FIRMette. Please review and revise as needed. • Please label the concrete flume identified by Key Note 10. • Indicate that the outer road sidewalk will be constructed “by others” in Key Note 11. • Show all riprap. • Please revise intersection designs to include Type A ramps rather than Type B. This will require changes to roadway Plan & Profile sheets as well as Intersection Detail sheets. • Will sidewalks be constructed on a lot by lot basis by the home builder, or by the developer? • Show, label, and dimension stream buffer throughout the plan set.

Sheets C-103 – C-107: • Review plan set to make sure all street names suffixes match from sheet to sheet and between Plan and Profile views. Revise as needed. • Label existing and proposed grade lines. • Relocate Sheet C-103 Sta. 0+00 overlapping text for clarity. • Include ADA-accessible route details, using the City of Lee’s Summit design standards, across intersections under stop control. In addition, the profile view of the roadway sections must be updated to clearly show the locations of these stop-controlled intersections. • Provide requirements, such as saw cut information, for connection to existing streets. • All streets with dead ends, even if just for Phase I, will require the installation of Type 4 Object Markers.

Sheets C-108 – C-116: • Revise sidewalk ramp design as per Sheet C-100 comments. • There is asidewalk shading included in the Legend but not used. Please remove from Legend or include in intersection details.

Sheet C-117: • The SE Paddock Dr cul-de-sac is an extension of a public street. As such, it will need right-of-way and all design and detailing as the other streets. Please revise the plan set to reflect this as a public street. • Please review the floodplain boundary in this area. It appears that the street may encroach into the floodplain. • Show both proposed and existing contours.

Sheet C200: • Why are lineweights different between lines? • The overview layout for Line 1 structures does not match the Plan & Profile sheet. Please revise as needed. • No labels are included for the detention basin outlet. Please include. • Include somewhere in the plan set information about grading, energy dissipation, dimensioning, etc. for the detention basin outlet pipe.

Sheets C202 – C20: • In addition to the compacted fill note, please show the limits in the Profile view with hatching. • Review line weights and types. Scale back the lines in Plan view not associated with the corresponding Profile view. • Plan and Profiles are missing for Stormlines 130 and 140. • Not all structures are labeled in Plan view. Please review and add where needed. • All cross-road pipes are shown as RCP. While acceptable, HDPE may also be used under this street classification. Many times the contractor want to change from RCP to HDPE when allowed, so wanted to bring it up to you now. Again, the City is not requiring any revisions.
