SITE PLAN. Submittal of a more detailed site plan showing the location of utility easements on the subject property is required for the sign permit review. There is a 10'-wide utility easement along the entire street frontage of the subject site. The City's Encroachment Policy prohibits the construction of certain structures such as monument signs within utility easements. Approval of the sign permit can be issued once it is demonstrated that the proposed monument sign is located outside the 10'-wide utility easement.

MONUMENT SIGN LOCATION. Approval of the monument sign is granted on the basis that the original sign permit approving a monument at the same location along NW Murray Rd was issued in 2005 and pre-dates the establishment of the utility easement in the area. The existing 10' utility easement that conflicts with the monument sign location was not dedicated until 2021, and there is no public infrastructure housed within said easement.
