The furnace closet does not show any access or combustion air openings in the plans. A furnace room shall have an opening or door and passageway thereto not less than 2 feet in width and large enough to permit removal of the largest furnace in such room without disturbing piping, conduits, appurtenant valves and juction boxes. (UMC 703). One opening for combustion air shall be located within the upper 12 inches of the enclosure and one opening for combustion air shall be located in the lower 12 inches of the enclosure. (UMC Section 602).

Top landings shall have a dimension measured in the direction of ramp run of not less than 5 feet. Landings at the bottom of ramps shall have a dimension in the direction of ramp run of not less than 6 feet. Ramps having slopes steeper than 1 vertical to 15 horizontal shall have handrails as required for stairways. The handgrip portion of handrails shall not be less than 1-1/2 inches or more than 2 inches in cross sectional dimension. (UBC 3307).

Stairways having two or more risers shall have handrails on both sides if the stairway width is 44 inches or more. One handrail is required if stairway width is less than 44 inches. The top of handrails and handrail extensions shall be placed not less than 34 inches or more than 38 inches above the nosing of treads and landings. Handrails shall be continuous the full length of the stairs and at least one handrail shall extend in the direction of the stair run not less than 12 inches beyond the top riser or less than 12 inches beyond the bottom riser. Ends shall be returned or shall terminate in newel posts or safety terminals. The rise of every step in a stairway shall not be less than 4 inches or greater than 7 inches and the run shall not be less than 11 inches. The largest tread run or riser height shall not exceed the smallest by more than 3/8 inch within any flight of stairs.

Fire Department- Exit doors shall be operable from the inside without the use of a key or any special knowledge. Exit doors shall not be locked, chained, barred, latched or otherwise rendered unusable. All locking devices shall be of an approved type. (UFC Section 12.106.(c))
