Codes Administration - The plans indicate that the north demising wall is existing. It is my understanding, and previous plans for the north tenant space show this as a chain link fence.

Codes Administration - The plans indicate that Door 13 is to swing into the retail area. The code requires the doors to swing in the direction of travel when the occupant load exceeds 50. The code also requires that a second exit be provided with 75 of common path of travel. The only way to meet both of these requirements is to reverse the swing of Door 13. The warehouse is not seen to be a more hazardous area and exiting through this space is allowed as long as a clear path of travel is provided.

Codes Administration - As there are no proposed alterations for the mezzanine, this space is not being reviewed under this permit. If the space is altered in the future, additional exiting systems may be required.

Fire Department. Construction documents for fire protection systems shall be submitted for review and approval prior to system installation. The plans and specifications shall bear a State of Missouri licensed engineers seal. This includes fire sprinkler systems, grease hood and duct suppression systems as well as other fire suppression system.

3. Accessbile areas of refuge required by Section 1007.6.
4. Accessible rooms where multiple single-user toilet or bathing rooms are clustered in a single location.
5. Accessible entrances where not all entrances are accessible.
6. Accessible check-out aisles where not all aisles are accessible. The sign, where provided, shall be above the check-out aisle in the same location as the checkout aisle number or type of check-out identification.
7. Unisex toilet and bathing rooms.
8. Accessible dressing, fitting and locker rooms where not all such rooms are accessible.

Codes Administration - 2003 IBC 1011.1 - Where required. Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress travel is not immediately visible to the occupants. Exit sign placement shall be such that no point in an exit access corridor is more than 100 feet or the listed viewing distance for the sign, whichever is less, from the nearest visible exit sign.

905.1 General. Standpipe systems shall be provided in new buildings and structures in accordance with this section and as required by the Code Offical. Fire hose threads used in connection with standpipe systems shall comply with NFPA 1963 or as otherwise approved and shall be compatible with fire department hose threads. The location of fire department hose connections shall be approved. In build-ings used for high-piled combustible storage, fire protection shall be in accordance with Chapter 23.

Fire Department- 907.12 Duct smoke detectors. Duct smoke detectors shall be connected to the building’s fire alarm control panel when a fire alarm system is provided. Activation of a duct smoke detector shall initiate a visible and audible supervisory signal at a constantly attended location. Duct smoke detectors shall not be used as a substitute for required open area detection.
Exceptions:
1. The supervisory signal at a constantly attended location is not required where duct smoke detectors activate the building’s alarm notification appliances.
2. In occupancies not required to be equipped with a fire alarm system, actuation of a smoke detector shall activate a visible and an audible signal in an approved location.
3. Smoke detector trouble conditions shall activate a visible or audible signal in an approved location and shall be identified as air duct detector trouble.

CA - LSCO Chapter7, Section 117 - Materials, equipment, and devices approved by the building official shall be constructed and installed in accordance with such approval.

CA - LSCO 7-134 - Every permit issued shall become invalid unless the work on the site authorized by such permit is commenced within 180 days after its issuance, or if the work authorized on the site by such permit is suspended or abandoned for a period of 180 days after the time the work is commenced. Permits for exterior work, i.e., walls, fences, decks, patios, patio covers and similar type work requiring permits, as well as permits for residential room additions and remodels shall be limited to 180 days duration. Permits for other new construction shall be limited to one-year duration. The building official official is authorized to grant, in writing, one or more extensions of time, for periods not more than 180 days each.

CA - LSCO 7-162 - It shall be the duty of the holder of the permit or their duly authorized agent to notify the building official when work is ready for inspection. It shall be the duty of the permit holder to provide access to and means for inspection of such work for any inspections that are required by this code. Inspection requests shall be made in advance and in accordance with the most current written policies of the Codes Administration Department.

CA - LSCO7-168 - The building official is authorized to issue a temporary certificate of occupancy before the completion of the entire work covered by the permit, provided that such portion or portions shall be occupied safely. The building official shall set a time period during which the temporary certificate of occupancy is valid.

P & D - All exterior mechanical equipment, whether roof mounted or ground mounted, shall be screened from view from off the property. The appearance of screens shall be coordinated with the building to maintain a unified appearance.
