Codes Administration - 2003 IBC 1008.1.4 - Floor elevation. There shall be a floor or landing on each side of a door. Such floor or landing shall be at the same elevation on each side of the door. Landings shall be level except for exterior landings, which are permitted to have a slope not to exceed 0.25 unit veritical in 12 units horizontal (2-percent slope).

Codes Administration - 2003 IBC 1008.1.5 - Landings at doors. Landings shall have a width not less than the width of the stairway or the door, whichever is the greater. Doors in the fully open position shall not reduce a required dimension by more than 7 inches (178 mm). When the landing serves an occupant load of 50 or more, doors in any position shall not reduce the landings to less than one-half its required width. Landings shall have a length measured in the direction of travel of not less than 44 inches (1118 mm).

Codes Administration - 2003 IBC 1008.1.6 - Thresholds. Thresholds at doorways shall not exceed 0.75 inch in height for sliding doors serving dwelling units or 0.5 inch for other doors. Raised thresholds and floor level changes greater than 0.25 inch at doorways shall beveled with a slope not greater than one unit vertical in two units horizontal.

Codes Administration - 2003 IBC 1008.1.8.1 - Hardware. Door handles, pulls, latches, locks and other operating devices on doors required to be accessible by Chapter 11 shall not require tight grasping, tight pinching or twisting of the wrist to operate.

Codes Administration - 2003 IBC 1009.11 - Handrails. Stairways shall have handrails on each side. Handrails shall be adequate in strength and attachment in accordance with Section 1607.7. Handrails for ramps, where required by Section 1010.8, shall comply with this section.

Codes Administration - 2003 IBC 1009.11.1 - Height. Handrail height, measured above stair tread nosings, or finish surface of ramp slope, shall be uniform, not less than 34 inches (864 mm) and not more than 38 inches (965 mm).

Codes Administration - 2003 IBC 1009.11.3 - Handrail graspability. - Handrails with a circular cross section shall have an outside diameter of at least 1.25 inches and not greater than 2 inches or shall provide equivalent graspability. If the handrail is not circular, it shall have a perimeter dimension of at least 4 inches and not greater than 6.25 inches. Edges shall have a minimum radius of 0.01 inch.

Codes Administration - 2003 IBC 1009.3 - Stair treads and risers. Stair riser heights shall be 7 inches (178 mm) maximum and 4 inches (102 mm) minimum. Stair tread depths shall be 11 inches (279 mm) minimum. The riser height shall be measured vertically between the leading edges of adjacent treads. The greatest riser height within any flight of stairs shall not exceed the smallest by more than 0.375 inch 99.5 mm). The tread depth shall be measured horizontally between the vertical planes of the foremost projection of adjacent treads and at right angle to the tread's leading edge. The greatest tread depth within any flight of stairs shall not exceed the smallest by more than 0.375 inch (9.5 mm). Winder treads shall have a minimum tread depth of 11 inches (279 mm) measured at a right angle to the tread's leading edge at a point 12 inches (305 mm) fron the side where the treads are narrower and a minimum tread depth of 10 inches (254 mm). The greatest winder tread depth at the 12 inch (305 mm) walk line within any flight of stairs shall not exceed the smallest by more than 0.375 inch (9.5 mm).

Codes Administration - 2003 IBC 1012.1 - Where required. Guards shall be located along open-sided walking surfaces, mezzanines, industrial equipment platforms, stairways, ramps and landings which are located more than 30 inches (762 mm) above the floor or grade below. Guards shall be adequate in strength and attachment in accordance with Section 1607.7. Guards shall also be located along glazed sides of stairways, ramps and landings that are located more than 30 inches (762 mm) above the floor or grade below where the glazing provided does not meet the strength and attachment requirements in Section 1607.7. In addition, guards are required at retaining walls over 30" above grade when walking surfaces are within ten (10) feet of the high side of the retaining wall. Codes Administration - 2003 IBC 1012.2 - Height. Guards shall form a protective barrier not less than 42 inches (1067 mm) high, measured vertically above the leading edge of the tread, adjacent walking surface or adjacent seatboard.

Codes Administration - 2003 IBC 1012.3 - Opening limitations. Open guards shall have balusters or ornamental patterns such that a 4-inch-diameter (102 mm) sphere cannot pass through any opening up to a height of 34 inches (864 mm). From a height of 34 inches (864 mm) to 42 inches (1067 mm) above the adjacent walking surfaces, a sphere 8 inches (203 mm) in diameter shall not pass.

Codes Administration - 2003 IBC 1103.1 - Where required. Buildings and structures, temporary or permanent, includeing their associated sites and facilities, shall be accessible to persons with physical disablilities.

Fire Department; Egress doors shall be readily openable from the egress side without the use of akey or special knowledge or effort. Exit doors shall not be locked, chained, barred, latched or otherwise rendered unusable. All locking devises shall be of an approved type. IFC 1003.3.1.8

Fire Department- The fire alarm system, icluding detection, shal be extended into the modular building and monitored by the the existing building system.

CA - The disposal of demolition waste is regulated by the Department of Natural Resources under Chapter 260 RSMO. Such waste, in types and quantities established by the department, shall be taken to a demolition landfill or a sanitary landfill for disposal.

CA - Erosion control devices shall be installed and maintained throughout the construction process in accordance with the City of Lee's Summit Design and Construction Manual. Failure to install or maintain erosion control devices may result in inspections not being performed, stop work orders being issued or court charges/action may be taken.

CA - No merchandise, stock, interior furnishings or supplies shall be placed in this facility without approval from the City of Lee's Summit.

CA - Each structure shall have the address of that structure visibly posted on the jobsite throughtout the construction process.

CA - A License Tax application completed by the contractor must be submitted to the City of Lee's Summit, Codes Administration Department, and any applicable License Tax paid prior to issuing a building permit.

CA - The occupancy and or final inspection shall be scheduled with the Codes Administration Department and requires a minimum of two (2) working days notice. Codes Administration will contact the appropriate city departments and will notify the applicant of the date and time the inspection will be performed.

CA - The Final Development Plan must be approved prior to issuing full building permits.

Fire Department; Exit signs shall be internally or externally illuminated. The face of an exit sign illuminated from an external source shall have an intensity of not less than 5 foot-candles (54 lux). Internally illuminated signs shall provide equivalent luminance and be listed for the purpose. IFC 1003.2.10.4 Exit sign illumination shall also be in accordance with the IBC.

Fire Department; New and existing buildings shall have approved address numbers, building numbers, placed in a position to be plainly legible and visible from the street or road fronting the property. These numbers shall contrast with their background.

Fire Department: Fire protection systems shall be maintained in accordance with the original installation standards for that system. Required fire protection systems shall be extended, altered, or augmented as necessary to maintain and continue pro-tection whenever the building is altered, remodeled or added to.

Fire Department: Fire detection and alarm systems, fire-extinguishing systems, fire hydrant systems, fire standpipe systems, fire pump systems, private fire service main and all other fire protection systems and appurteances thereto shall be subject to acceptance tests as contained in the installation standards and as approved by the code official. The code official shall be notified before any required acceptance testing. NOTE: Acceptance testing shall be scheduled at least 48 hours in advance by calling (816) 969-7343.

Fire Department; Portable fire extinguishers shall be installed in occupancies and locations as set forth in the IFC Sec. 906 and as required by the Code Offical. Fire extinguishers shall be selected, installed and maintained in accordance with this section and NFPA 10.

CA - LSCO Chapter7, Section 117 - Materials, equipment, and devices approved by the building official shall be constructed and installed in accordance with such approval.

CA - LSCO 7-134 - Every permit issued shall become invalid unless the work on the site authorized by such permit is commenced within 180 days after its issuance, or if the work authorized on the site by such permit is suspended or abandoned for a period of 180 days after the time the work is commenced. Permits for exterior work, i.e., walls, fences, decks, patios, patio covers and similar type work requiring permits, as well as permits for residential room additions and remodels shall be limited to 180 days duration. Permits for other new construction shall be limited to one-year duration. The building official official is authorized to grant, in writing, one or more extensions of time, for periods not more than 180 days each.

CA - LSCO 7-162 - It shall be the duty of the holder of the permit or their duly authorized agent to notify the building official when work is ready for inspection. It shall be the duty of the permit holder to provide access to and means for inspection of such work for any inspections that are required by this code. Inspection requests shall be made in advance and in accordance with the most current written policies of the Codes Administration Department.

CA - LSCO7-168 - The building official is authorized to issue a temporary certificate of occupancy before the completion of the entire work covered by the permit, provided that such portion or portions shall be occupied safely. The building official shall set a time period during which the temporary certificate of occupancy is valid.

P & D - Sign permits must be obtained for all signs prior to installation. All signs shall comply with the sign requirements outlined in the UDO, Article 13.
