Erosion control devices shall be installed and maintained during all phases of the construction process. (Lee's Summit Code of Ordinances, Section 28-24.) It is the general contractors responsiblity to make sure that all the trades on their project are licensed with the City of Lee's Summit.

When access to or within a structure or an area is unduly difficult because of secured openings or where immediate access is necessary for life-saving or firefighting purposes, the chief is authorized to require a key box to be installed in an accessible location. The key box shall be a type approved by the chief and shall contain keys to gain necessary access as required by the chief. (UFC 10.302)

NOTE: Acceptance testing may scheduled at least 48 hours in advance by calling 969-7343. UFC 10.503

Fire Department- Portable fire extiguishers shall be installed in occupancies and locations as set forth in the Uniform Fire Code Standards and as required by the Chief. Extinguishers shall be mounted in a conspicuous place with travel distance between any point in the building and extinguisher not to exceed 75 feet. Extinguishers shall be a minimum of 2A-10BC (5 lb.). (UFC Section 10.505.(a))

Fire Department- All valves controlling the water supply for automatic sprinkler systems and water-flow switches on all sprinkler systems shall be electrically supervised when the number of sprinkler heads are one-hundred or more. Valve supervision and water-flow alarm and trouble signals shall be distinctly different and shall be automatically transmitted to an approved central station, remote station or proprietary supervising station as defined by national standards. UFC 10.508

Fire Department- All locksets, both new and existing shall be openable from the inside without the use of a key, special tool or knowledge. (UFC.12.106)

Fire Department- Exit illumination shall be provided and maintained in accordance with the Building Code. Exits shall be illuminated when the building or structure is occupied. Equipment providing emergency power for exit illumination and exit signs shall be maintained in an operable condition. (UFC Section 12.110)

Fire Department- Extension cords shall not be utilized as a substitute for permanent wiring. Extension cords shall only be utilized with portable appliances while such appliances are in use and shall only supply one portable appliance except for approved multi-plug extension cords. Extension cords shall be grounded when serving grounded appliances. Extension cords and multi-plug extension cords shall not be affixed to structures; extened through walls, ceilings, floors, under doors or floor coverings; or be subject to environmental or physical damage. (UFC Section 85.106.(a), (b) and (c))

Codes Administration- Each single system providing heating or cooling air in excess of 2,000 cubic feet per minute in Group A, Divisions 1, 2 and 2.1; Group B, Division 2; Group E; Group I and Group R, Division 1 Occupancies shall be equipped with an automatic shutoff activated by smoke detectors. When the system serves more than one occupancy, automatic shutoff shall be provided. (1991 Uniform Mechanical Code, Section 1009.a.)

Codes Administration- Smoke detectors required by Subsection (a) shall be installed in the main return-air duct ahead of any outside-air inlet or they may be installed in each room or space served by the return-air duct. Detectors shall also be installed in the supply duct, downstream of the filters. Activation of any detector shall cause the air-moving equipment to automatically shut down. (1991 Uniform Mechanical Code, Section 1009.b.)

Codes Administration- Suspended-type unit heaters shall be installed as follows: 1. Safely and securley supported with hangers and brackets of non-combustible material. 2. With clearances from conbustible material of at least 18 inches at the sides, 12 inches at the bottom, 6 inches above the top and 18 inches beyond the front and rear of the heater, except as provided in subsections (c) and (d) of this section. (UMC Section 806)

Codes Administration - This building permit is issued subject to all applicable provisions of the "First Amended and Restated Tax Increment Financing Contract Between the City of Lee's Summit, Missouri and R.E.D. Capital Holdings of Lee's Summit, LLC for the I-470 and 350 Highway Tax Increment Financing Plan" (Contract), recorded with the Jackson County Department of Records at book and page number 2001I000086411 (1-77). Pursuant to Section 8(a) of the Contract, the City will not issue certificates of occupancy for structures within the Redevelopment Area - Project 1, as defined in the Contract, until a certificate of substantial completion for all of the Phase 1 Public Project Improvements, as defined in the Contract, has been issued by the City pursuant to the provisions of the City's Design and Construction Manual.
