Water Utilities - Engineering plans for the water and sanitary sewer facilities which will ultimately be owned and maintained by the City must be approved by the Water Utilities Department.

Fire Department- The locations of the sprinkler rooms and fire department connections (FDC) for Ma and Mb are not acceptable. The FDC's for both buildings shall be located proximal to each other at the entrances to the lane separating the two buildings. There shall be one sprinkler room and system for each building.The room shall be located on an exterior wall and supplied by one fire department connection. The fire department connection shall not be located behind fences or mechanical equipment.

Fire Department- Fire alarm systems; fire hydrant systems; fire-extinguishing systems, including automatic sprinklers and wet and dry standpipes; halon systems and other automatic fire-extinguishing systems shall meet the approval of the fire department as to installation and locations and shall be subject to acceptance testing and such periodic testing as required by the chief. NOTE: Acceptance testing may scheduled at least 48 hours in advance by calling 969-7343. UFC 10.503

Fire Department- Approved fire suppression systems shall be provided for the protection of commercial food heat-processing equipment that produces grease laden vapors. The system installed to protect ventilating hoods and ducts and cooking appliances shall be installed to include cooking surfaces, deep fat fryers, griddles, upright broilers, charbroilers, range tops and grills. Protection shall also be provided for the enclosed plenum space within the hood above filters and exhaust ducts serving the hood. UFC 10.513

When access to or within a structure or an area is unduly difficult because of secured openings or where immediate access is necessary for life-saving or firefighting purposes, the chief is authorized to require a key box to be installed in an accessible location. Such systems shall be extended, altered or augmented as necessary to maintain and continue protection whenever any building so equipped is altered, remondeled or added to. Additions, repairs, alterations and servicing shall be in accordance with recognized standards. UFC Section 10.504(a)

Fire Department- Portable fire extiguishers shall be installed in occupancies and locations as set forth in the Uniform Fire Code Standards and as required by the Chief. Extinguishers shall be mounted in a conspicuous place with travel distance between any point in the building and extinguisher not to exceed 75 feet. Extinguishers shall be a minimum of 2A-10BC (5 lb.). (UFC Section 10.505.(a))

Fire Department- All valves controlling the water supply for automatic sprinkler systems and water-flow switches on all sprinkler systems shall be electrically supervised when the number of sprinkler heads are one-hundred or more. Valve supervision and water-flow alarm and trouble signals shall be distinctly different and shall be automatically transmitted to an approved central station, remote station or proprietary supervising station as defined by national standards. When two or more exits are required from a room or area, exit signs shall be installed at the required exits from the room or area and where otherwise necessary to clearly indicated the direction of egress. Exit signs shall be illuminated either internally or externally in accordance with the Building Code. Where emergency power supplies are required for exit illumination, exit signs shall be illuminated by emergency power. (UFC Section 12.111)

Codes Administration - This building permit is issued subject to all applicable provisions of the "First Amended and Restated Tax Increment Financing Contract Between the City of Lee's Summit, Missouri and R.E.D. Capital Holdings of Lee's Summit, LLC for the I-470 and 350 Highway Tax Increment Financing Plan" (Contract), recorded with the Jackson County Department of Records at book and page number 2001I000086411 (1-77). Pursuant to Section 8(a) of the Contract, the City will not issue certificates of occupancy for structures within the Redevelopment Area - Project 1, as defined in the Contract, until a certificate of substantial completion for all of the Phase 1 Public Project Improvements, as defined in the Contract, has been issued by the City pursuant to the provisions of the City's Design and Construction Manual.
